🎉 Happy National Volunteer Week from ! 🎉

At BSE, we’re proud to celebrate National Volunteer Week and recognise the incredible contribution volunteers make across our communities.

This year, we’d like to give special recognition to some of BSE’s very own team members: Tim O'Regan and Kathy Ran, who volunteer with the Queensland State Emergency Service; David Luck, who volunteers with St John First Aid; Godfrey Frederick, who coaches Hornsby Heights Football Club; and Simon Ham, President of Sportsman Enduro Karting SEK QLD .

We encourage everyone to consider getting involved in volunteering, whether in Safety & Emergency, Sports & Arts like our members, or other equally worthy areas. It’s a great way to build connections, give back, and make a meaningful difference in the community.

Elevation | Jamie Waygood Elevated to Associate, Team Leader – Newcastle

We are pleased to announce that Jamie Waygood has been elevated to Associate, Team Leader – Newcastle. To mark the appointment, we sat down with Jamie for a Q&A covering his journey at BSE, his work in the Hunter Region, and life outside of work. Check out the full Q&A on the BSE website.

In this new role, Jamie will lead BSE’s continued growth in Newcastle and the greater Hunter Region. While BSE has previously delivered work in the area through its Sydney office, including condition audits for McDonald Jones Stadium and the Newcastle Entertainment Centre and Showground, this appointment represents a key step in strengthening its local presence.

As a mechanical engineer with over 10 years of experience across mining, building services, energy efficiency, and HVAC design, Jamie brings a broad and practical engineering background to the role. His project experience includes major infrastructure and specialist facilities such as NorthConnex, Macquarie Island Research Station, Scone Equine Hospital, and the ANSTO Nuclear Medicine Research Laboratory.

Based in Newcastle, Jamie will oversee operations across the region. His focus will be on strengthening local capability, supporting project delivery, and building long-term client relationships through accessible, on-the-ground engineering leadership.

Project Announcement | Uniting Belrose Redevelopment

BSE was appointed by Uniting to deliver mechanical, electrical, hydraulic, fire protection, and sustainability engineering design services for the $194 million Uniting Belrose Redevelopment, located at 2B Morgan Road, Belrose.

The redevelopment, recently approved by the Department of Planning, Housing and Infrastructure, will deliver 147 independent living apartments, 120 residential aged care places, and shared community amenities across six buildings. Residents will benefit from a wellness centre, café, swimming pool, salon, Men’s Shed, and Seniors Gym, all designed to support connection, wellbeing, and quality of life.

Our team undertook parametric modelling to optimise daylight access and thermal performance, working closely with the client, architect, quantity surveyor, façade contractors, suppliers, head contractor, and consultant team to maximise outcomes without exceeding specification thresholds or increasing costs.

BSE is proud to contribute to a contemporary seniors’ community that empowers residents to live their best lives.

Project | Watermark Residences: Sustainable Luxury Seniors Living in Chatswood

BSE was engaged by Watermark Living, in collaboration with builder Parkview Constructions, to deliver electrical, mechanical, hydraulic, fire protection, vertical transportation, and sustainability engineering design services for Watermark Residences. Located at 130 Beaconsfield Road, Chatswood, within the Newgreens precinct at Chatswood Golf Club, Watermark Residences offers 106 two- and three-bedroom independent living units. Rather than a conventional planning approach that would have limited the site’s potential, the apartments were consolidated into a five-storey form that follows the natural escarpment, giving every apartment spectacular golf course views and a strong connection to the landscape.

The new clubhouse, positioned between the two apartment buildings, serves as a centrepiece of the village. Generous in scale, it includes a café, restaurant, gym, hydrotherapy pool, cinema, conference and function facilities. Residents also enjoy a private lounge, and multi-level parking conveniently located close to their apartments.

Sustainability is central to the design, with each apartment powered by solar energy and supported by battery storage. Electric vehicle charging infrastructure, water recycling initiatives, and the planting of more than 650 trees further reduce the development’s environmental footprint while enhancing long-term operational efficiency.

Our team delivered engineering services across all project stages, including concept design, design development, and tender documentation, followed by novation to the builder for design finalisation, peer review, and construction-phase services. In addition to core building services, our scope incorporated photovoltaic to support the project’s sustainability objectives.

BSE is proud to have contributed to the successful delivery of this high-performing, environmentally responsible seniors living community.

Project | The Show Must Go On: Switchboard Upgrade at St Ives Shopping Village

BSE was engaged to design, tender, and project manage the replacement of the two main switchboards at St Ives Shopping Village. The challenge? Maintaining trading operations throughout the changeover process.

St Ives Shopping Village is a 17,475 sqm shopping centre, triple anchored by Woolworths, Coles, and Harris Farm Markets, located on Sydney’s north shore. The centre is ranked number one in terms of sales performance in Shopping Centre News’ Mini Guns category, which ranks centres with gross leasable area of between 6,000 and 20,000 sqm. With $264 million in annual turnover, the pressure was on to deliver the upgrade with minimal interruptions.

Being an active shopping centre, the transition was carefully programmed and closely coordinated with Centre Management and affected tenants. A further complication was the need to maintain backup support for critical systems. To deliver extra value with this switchboard upgrade, a new 600 kWe solar PV system was integrated to enhance operational efficiency.

As the site’s architecture did not allow for the construction of a new main switchroom, all works had to be designed and programmed for progressive switchboard transfers within the existing switchroom. Ausgrid was required to shut down the substation to allow connection of the new fire-rated consumer mains.

The upgrades were essential as the existing switchboards could no longer meet the changing demands of retailers, limiting the centre’s ability to attract new tenants. While the 5,000 A supply from Ausgrid’s substation was adequate, BSE reconfigured the distribution to provide greater supply capacity to retail sections while maintaining baseline load for common services.

The switchboard changeover works were successfully delivered by JSG Electrical.

BSE is proud to have worked on this vital community hub, helping ensure that St Ives Shopping Village continues to meet the needs of shoppers and its current and future tenants.

Project | HoMie Clothing: Streetwear Label and Social Enterprise

Through our partnership with the Property Industry Foundation (PIF), BSE provided pro bono mechanical, electrical, fire protection, and hydraulic engineering design services for HoMie Clothing’s second store at Emporium Melbourne. The 180 sqm space comprised two former tenancies, one featuring timber finishes and the other perforated metal. The direction was to reuse these materials throughout the new store, and we have to say, it looks great.

HoMie is a Melbourne-based streetwear label and social enterprise. 100% of HoMie’s profits go towards supporting young people affected by homelessness or hardship. Since 2015, the organisation has supported more than 3,900 young people.

This store at Emporium will be home to their brand-new social impact program, Retail Ready. Retail Ready is a paid, supported 10-week work experience program for young people aged 18–25 affected by homelessness or hardship. The goal is to equip participants with the skills, experience, and opportunities to be work-ready and better prepared for their future.

HoMie Clothing’s CEO, Steph Say, said about the new store at Emporium Melbourne:

“This is what happens when a community of over 30 partners, funders and tradies come together to combat youth homelessness:

A brand-new, double-fronted, 180 sqm, fully wheelchair accessible, CBD store built from recycled materials that will employ up to 48 young people affected by homelessness or hardship each year. It's a mouthful, but we're damn proud!

This store has been years in the making with too many contributors to count. Thanks to everyone for getting around us and making this project a reality.”

BSE is thrilled to have helped bring this new store to life, enabling HoMie to continue its mission. With properly designed services, everyone in the space, shoppers and staff alike, can focus on the real stars of the show: the clothes!
