Council RFI: "Site potentially affected by overland flow." No flood mapping available. DA on hold.

Amuna was engaged after the RFI on this Mosman project: a new street-level access entrance with lift. Without public flood mapping, a simple flood control assessment wasn't possible, so we went back to first principles: catchment analysis, hydrological and hydraulic modelling, and a custom DRAINS cross-section for the 1% AEP storm.

The result: water stays below the entrance floor level. The new entrance and lift are safe, no redesign needed, and the DA was approved. ✅

Our tip: check your s10.7 certificate before you design. If flooding or overland flow is flagged, get us involved early and avoid the RFI altogether.

Every line on a stormwater plan is backed by engineering you don't see. From catchment analysis and pit and pipe design to OSD sizing, rainwater reuse and water quality treatment, each element is modelled, checked and tested against council requirements before it reaches your drawing set.

The result is an approval-ready stormwater plan, designed by our in-house engineers using DRAINS and MUSIC Modelling, with OSD sized to what council requires and not a litre more.

Heritage cottage. New commercial building. Low-lying site in Ku-ring-gai.

Every stormwater control triggered at once, almost no headroom, and levels that put gravity drainage in doubt. The conventional answer was a pump, and Council won't accept one here.

We split the site in two. The cottage drains through a charged system to a boundary pit and reaches the street under gravity, with nothing near the heritage structure touched.

On the commercial side, an integrated reuse and detention tank recovered the space, and we raised it on a stand. Gravity to the street. No pump, no maintenance, no DA refusal.

Approved.

Merit-based stormwater design — Building Information Certificate, Willoughby ✅

On paper, the development triggered both on-site detention and water quality treatment. A tank and a treatment device on a built commercial site means excavation through existing surfaces, disruption to a working property, and tens of thousands of dollars the owner hadn't budgeted for.

We didn't accept the controls at face value. We assessed the existing system, went back to first principles and put forward a merit-based case to Council.

Council agreed. No OSD. No water quality device. Tens of thousands saved, and the existing drainage stayed where it was.

Approved by Willoughby City Council.

Councils apply their controls as a default. Sometimes the default doesn't fit the site — and that's worth establishing before you start digging.
