Cooling Basics:

Washington State is starting to experience some very warm weather, and I wanted to share a few tips about today's heating and cooling systems.

As I've said before, newer HVAC systems operate a little differently than the older equipment many of us grew up with. In most cases, the best approach is to "set it and forget it." Keeping your system at a consistent temperature is usually more efficient than shutting it off during the day and expecting it to cool the entire home quickly when you get home.

When a house sits all day in 90° to 100° weather, the heat doesn't just build up in the air. The walls, floors, furniture, countertops, and attic all absorb heat. That stored heat is called thermal mass. Once everything inside the home becomes warm, your HVAC system has to remove all that heat before the house starts feeling comfortable again.

Most HVAC systems are designed according to state codes, climate zone requirements, industry standards, and federal energy efficiency regulations. Here in Washington's Marine 4 climate zone, equipment is selected based on long-term weather data and design temperatures used by engineers and code officials. The Marine 4 design charts use temperatures around 24° in winter and 89° in summer based on historical weather averages. During extreme heat events that exceed those design conditions, homeowners may notice their systems running longer than normal. In many cases, that means the system is doing exactly what it was designed to do.

One of the biggest mistakes homeowners make is turning the thermostat way down. Setting your thermostat from 72° to 60° does not make the air conditioner blow colder air. The system only produces air at a certain cooling temperature. Lowering the thermostat simply tells the equipment to run longer.

Another thing to remember is that comfort is not just about temperature. Humidity plays a big role in how your home feels. A properly operating air conditioner removes both heat and moisture from the air, which is one reason maintaining a steady indoor temperature often provides better comfort than constantly turning the system on and off.

Airflow is equally important. A larger system does not automatically mean better cooling. Proper airflow, clean filters, open registers, and correctly sized ductwork all work together to help your system perform efficiently.

To help your system perform its best during hot weather:
• Keep your thermostat at a steady temperature.
• Close blinds and curtains on sunny windows to reduce solar heat gain.
• Replace or clean air filters regularly.
• Make sure all supply and return registers remain open.
• Keep furniture away from registers and returns.
• Keep the outdoor condenser coil clean and free of debris.
• Have the indoor evaporator coil inspected and cleaned when needed.
• Schedule regular maintenance to keep the system operating efficiently.
• Keep trees and landscaping trimmed around outdoor equipment to maintain proper airflow.

Modern systems have computers and sensors that constantly monitor operation. If airflow becomes restricted from a dirty filter, blocked registers, or a dirty coil, the equipment will try to compensate. Reduced airflow can eventually lead to ice forming on the indoor coil, which can cause poor cooling, reduced airflow, and sometimes a complete loss of cooling until the ice melts.
If you notice ice forming on the refrigerant lines or outdoor unit, turn the cooling system OFF and switch the thermostat fan setting to ON. This will help thaw the coil and may prevent further damage while waiting for service.

Ductless mini-split systems are no different. They also require regular filter cleaning, coil cleaning, and maintenance to maintain efficiency and performance.

A few extra tips for 99° days:
• Avoid using ovens during the hottest part of the day.
• Run bathroom fans and kitchen exhaust fans only when needed because they remove conditioned air from the home.
• Change ceiling fans to summer mode (counterclockwise) to help circulate cool air.
• Limit opening exterior doors.
• Check attic ventilation if your home consistently struggles to stay cool. Make sure soffit vents are clear and ridge vents are unobstructed. Proper attic ventilation can help reduce heat buildup.
• If you have a two-story home, remember that heat naturally rises, making upper floors harder to cool.
• Stay hydrated and check on elderly family members, neighbors, and pets during extreme heat.

If your system seems to be running all day during extreme heat, don't panic. A properly operating system may run continuously during the hottest part of the afternoon. The goal is maintaining comfort, not necessarily cycling on and off every few minutes.

Remember, air conditioning systems don't create cold—they remove heat. The easier we make that job, the better the system will perform and the lower your operating costs can be.

Thoughts from someone who works in and around the building industry every day.

Lately I've been frustrated with the direction of home building in America. Most of the news focuses on publicly traded builders, and after reading quarterly reports and industry discussions, one thing stands out to me: many large builders are under constant pressure to maintain profit margins, often in the 19% to 22% range.

I'm not against companies making money. Profit is necessary. The problem starts when protecting quarterly earnings becomes more important than improving the product.

When material costs rise, pressure often moves downstream to subcontractors. Builders also lobby states and municipalities for incentives to encourage development. Meanwhile, the average homeowner ends up paying more and expecting less.

The bigger question is this: Does it really have to be this way?
We're in 2026, yet much of the home building industry still relies on concepts and designs that haven't fundamentally changed in decades. New homes may look different on the outside, but many are still built around old ideas. Too often I see homes designed to meet minimum code requirements rather than maximize comfort, efficiency, serviceability, and long-term performance.

Code should be the starting point, not the finish line.
Innovation should be happening everywhere. Mechanical rooms should be designed with future service in mind. HVAC systems should be designed for comfort, not just to pass inspection. Electrical systems should anticipate future technology. Homes should be easier to maintain and cheaper to operate over their lifetime.

Instead, many subcontractors are asked to solve problems that were designed into the home from day one. Then when comfort issues, airflow problems, maintenance concerns, or warranty complaints appear, the subcontractor often receives the blame for decisions they never controlled. That isn't a subcontractor problem. That's a design and planning problem.

What surprises me most is how resistant some companies are to new ideas. Many leaders see any reduction in margins as a threat. Yet what if accepting slightly lower margins today led to stronger margins five or ten years from now? What if investing in better designs, better comfort, better energy performance, and fewer warranty issues created a reputation that customers actively sought out?

The margins might dip for a season, but if the idea works, the margins can return stronger than before. The challenge is getting someone in a corporate office to listen. Getting a CEO or executive team to seriously consider an idea from an outsider is almost impossible.

Maybe that's the real problem.?

The people closest to the work—the tradespeople, installers, service technicians, suppliers, and homeowners—often see the problems first. Yet their voices are rarely heard in the boardroom.

Maybe the silent voices need to come together and start talking about a better future for home building. Maybe innovation won't come from a corporate strategy meeting. Maybe it will come from people in the field who are tired of seeing the same problems repeated over and over.

Maybe we'll find a landowner, developer, or farmer willing to think differently. Someone willing to resist selling every project to the large national builders and instead help create a community built around innovation, quality, comfort, and long-term value.

Consumers are becoming more informed. Social media has changed everything. Homeowners are sharing experiences, comparing builders, and holding companies accountable in ways that weren't possible 20 years ago.

The builders who listen, innovate, and focus on long-term value will thrive. The builders who continue doing the minimum required while treating homes as commodities may find that consumers eventually look elsewhere.

Housing isn't just about selling a house.
It's about creating a home that performs well for the family living in it for the next 20 or 30 years.

Maybe it's time for the industry to stop asking, "How cheaply can we build this?" and start asking, "How well can we build this?"

New Ductless Heat Pumps Normal Stuff:

I want to explain something we're seeing more often with today's heat pumps.
The technology has changed dramatically. These are no longer the old "square box" outdoor units many of us grew up with.
Take the newer Goodman horizontal discharge heat pumps as an example. Even when your thermostat is OFF and there is no call for heating or cooling, you may occasionally notice the outdoor fan come on for a short period of time.
Many homeowners think something is wrong, but in most cases this is completely normal.
Think about your home computer. Have you ever heard the cooling fan turn on even when you're not actively using it? Modern heat pumps work in a very similar way. They contain inverter boards, sensors, processors, and electronics that remain energized and communicate with the system.
These electronic components create a small amount of heat simply by being powered on. To protect those components, the outdoor unit may briefly run the fan to cool the inverter board and heat sinks. This helps keep the electronics operating within their designed temperature range.
Some manufacturers also program their units to occasionally spin the outdoor fan in reverse. This can help clear away light debris such as cottonwood fuzz, dust, grass clippings, or leaves that may collect on the outdoor coil.
Just because you hear a fan running does not automatically mean your system is heating or cooling. Often, the unit is simply performing a self-protection or maintenance function.
The best way to describe today's heat pumps is that they are computers that happen to heat and cool your home.
As technology continues to improve efficiency and comfort, some operating sounds and behaviors may seem unusual compared to older equipment. In many cases, these functions are normal and are helping extend the life of your system.
