Wishing all the students and staff a fantastic start to the new school year! 🍎📚
 
At White Bear Lake  Montessori School, our team provided full site design for a new building addition and a smarter parking lot layout, all while working within tight constraints. To avoid triggering additional stormwater management requirements, we stayed under 10,000 SF of new and reconstructed impervious surface, using a mill and overlay approach with a new striping plan that added 18 parking spaces within the existing footprint. Existing trees and outdoor classroom green space were preserved to the maximum extent possible, keeping the school’s beloved learning environment intact. 🌳
 
New grading for handicap stalls and ADA accessible routes rounded out the scope, delivering the accessibility the site was missing without compromising what made it special. ♿ Our full design scope included demolition, site, grading, utilities, landscape, and SWPPP plans, as well as construction staking throughout the project.

When your site has a 19th century brewing legacy, every design decision carries a little extra weight. Lora Event Hall in Stillwater, MN is part of the historic Lora Hotel, originally home to the Joseph Wolf Brewing Company.

Our team was responsible for site grading and design, navigating the site’s varied topography to create a fully accessible connection between the patio and open space. By blending stair and ramp designs, we turned the elevation changes into a design opportunity, creating a cohesive and visually striking experience that honors the character of this historic site.
 
The result is an event space that feels as intentional underfoot as it does overhead.

The Maker in Minneapolis brings a fresh take on urban living, blending private office and retail storefronts with luxury townhome spaces all under one roof.
 
This 18,170 SF mixed-use building on just 0.25 acres offers a seamless live/work environment for residents. Our team worked closely with DJR to develop the site plan and grade the property to fit within a tight footprint while maintaining accessibility to numerous exterior doors around the entire building. Though stormwater design was not required, we incorporated small rain garden BMPs on site to manage runoff before it reaches the city storm sewer system.
 
The result is a thoughtfully engineered site that supports a unique and flexible way of living and working in Minneapolis.

Broadwell of Plymouth is a 4-story, 130-unit senior living community in Plymouth, MN, offering independent living, assisted living, and memory care on a four-acre redevelopment site. Our team provided civil engineering, landscape architecture, stormwater management design, and construction administration, integrating both aboveground and belowground stormwater systems to meet City and watershed requirements. The result is a thoughtfully designed site complete with a resident amenity area and walking path that support the active lifestyle of the community’s residents.

Redeveloping a downtown parking lot into a mixed-use destination directly across from the Xcel Energy Center calls for a site built for the crowds that come with it.
Courtyard by Marriott Downtown St. Paul transformed a surface parking lot into a six-story, 144-unit apartment building and five-story, 120-unit hotel at a high-profile location on Kellogg Boulevard and Fort Road. Our team designed a pedestrian-friendly plaza built to handle significant foot traffic during games and events, along with streetscape elements consistent with downtown’s urban character, including wide sidewalks, street trees, and landscape planters. Stormwater design required careful coordination with St. Paul’s historic bedrock tunnels, with accessibility for city maintenance built into every detail.
The result is a landmark addition to downtown St. Paul that balances dense urban development with the everyday needs of the city around it.

This summer, we’re celebrating two standout additions to the Civil Site Group team — Carly, who joined us as a civil engineering intern, and Sam, who recently completed his degree and has joined our landscape architecture staff full time.
 
Both have jumped into real project work from day one, contributing alongside our team in meaningful ways.

A steeply sloped site overlooking Lake Phalen isn’t the easiest place to build a senior living community. It’s the most rewarding kind of challenge to solve. 🏔️
 
The American Cooperative in Maplewood is a 4-story, 100-unit senior living cooperative where our team navigated complex grading and stormwater strategies to make the site both functional and resilient. To manage significant grade changes, we combined a modular block retaining wall system with a sloped drive aisle to maintain accessible vehicular and pedestrian circulation. An underground chamber infiltration system beneath the parking area handles stormwater volume control, supplemented by a dry detention basin for rate control and overflow events.
 
The landscape design turned the site’s topography into an asset, with tiered retaining walls, a network of walkways, and a viewing terrace that gives residents scenic, accessible views of Lake Phalen year-round.
