Mixed use development Gateway Park in Windham NH has recently earned successful and positive legal and zoning clearances with the Town.

The park’s next new envisioned phases are now under design on the 34 acre site— containing truly mixed uses, along with both market rate and age-restricted apartments and condos on one or two upper floors, and duplexes in a rear zone.

The varied and complimentary use components of Gateway Park will feature eleven two and three level “right-sized” buildings reflecting the Town’s architectural design guidelines, with 140 residential units along with office, services, retail, and eateries totaling 300ksf of building space.

Extensive landscaping will be featured, including buffers, interconnecting walkways, and pedestrian plazas.

The Dubay Group team is proud to be bringing these designs to the Planning Board over the next month.

When nine 175-lb granite boundary monuments have to be picked up, delivered, and set asap on a project! Engineers Sam, Jake, and Doug volunteer to get out of the office and join surveyor Nathan and crew, with a hands-on developer client, to dig old school and precisely set flush to digital pinhole accuracy. Our team literally gets down and dirty for project success. No excuses, no shortcuts. Our engineers not only can draw and handle computer mice, but look at our hands….proud mangled fingers and knuckles and callouses and swollen over years of living life to fullest. Construction underway for The Grindhouse, on six acres in Derry NH, with American Excavating breaking ground. Led by Chef Bobby Marcotte (of Tuckaway Tavern and Butchery and Hop + Grind), this venue will include a signature retail butcher shop and steak house with outdoor patios and more. Great day to roll up the sleeves on active design along the new Windham Greenway with committee members and engineers from The Dubay Group. First, we loaded up on bacon & eggs at Maryann’s to plan out our design aspects and goals for the day. Out on the Greenway with the plans, we evaluated horizontal and vertical alignment aspects, drainage systems, routing, road crossings, aesthetics, safety, protection of natural features, identified plan and profile design adjustments along over 3 miles of beautiful rail trail connecting Windham Depot and Fosters Pond Recreation Area. Today was beautiful, from seeing the families and their little ones playing teeball at Fosters, to those enjoying the easier sections of the trail, to the forest and plants waking up from the long spring, to streams and birds. Here with this photo we discussed design goals which save several historic stone culvert crossings. One could walk right over these up high without fully appreciating the wonder and setting at base level. Bringing side paths down to these features for education in so many ways for all ages, and it’s just plain fun, honoring this craftsmanship from the mid 1800’s. Here, there are lessons of nature, hydraulics, brutal but artful stonework, structures, plants and critters. The Greenway was part of our Industrial Revolution, bringing regions and the country together for trade, commerce, employment beyond our farms, and growth, which was state of the art with introduction of the iron horse. Today, the Greenway will serve to link our open spaces, recreation areas, and our communities together for enjoyment and recreation.

Very rare appearance in the woods by 3 epic consultant icons in NH with well over a century of combined professional wetlands and soils science (gilday/seekamp/hurley) on a very good project. Accompanied by Nat on high precision trimble gps. Great humans walked out of the woods in full sync and the hours of technical evaluation work by them, independently and together, was inspiring! Bringing other professionals together makes for high quality projects, delivered by The Dubay Group. It’s very important for our engineers to get out into the woods as well as at construction sites—- truly from Field-to-Finish, and to work alongside other industry consultants like these in sharing and nurturing expertise and knowledge, in advancing the profession. These aspects cross over all avocations and leadership. The best engineers, musicians, doctors, technicians, teachers, mechanics, and all are elevated by reaching out. Spend time with your colleagues at all levels. Reach out. We see these attributes have fallen away, especially in engineering and music, since the covid era. Change it, starting with each of us—- it’s a sign of great leadership.
