At The Hill at Whitemarsh in Lafayette Hill, RGS Associates' Paoli team helped design a therapeutic courtyard as part of the community's healthcare expansion. Accessible walkways, shaded seating, seasonal plantings, and a calming water feature create a welcoming setting for residents receiving memory care and other health services.

Each detail was considered with comfort, safety, and daily use in mind, giving residents more opportunities to enjoy the outdoors at their own pace.

🏡 Project Snapshot | Dunwoody Village

Expanding a senior living community takes careful planning, especially when available land is narrow, steep, and bordered by existing development.

At Dunwoody Village in Newtown Township, RGS Associates helped advance a previously stalled expansion that introduced 40 new independent living homes across 14 acres of the existing campus.

Our team coordinated site design, stormwater management, permitting, and agency approvals while addressing challenging slopes and environmental requirements. The result is a neighborhood-style addition that connects naturally with the established retirement community.

As senior living organizations reconsider the future of their campuses, the discussion goes beyond buildings and amenities. A central question is how site design can support daily routines, independence, and engagement.

Across four communities, RGS Associates is contributing to different responses.

At Garden Spot Village, the planned Sycamore Springs South expansion connects residences to outdoor gathering places and a Center for Arts and Culture. 🏆 Keva Flats has received the Development Excellence Award at Chester County 2020's 2026 Citizen Planning Awards!

RGS Associates and The Hankin Group were recognized for work in West Whiteland Township that supports responsible growth while protecting natural and historic resources.

With ecological restoration design by LandStudies, the project replaced a conventional stormwater basin with Chester County's first floodplain restoration along Lionville Run. The work improves water quality and flood storage, supports 96 additional apartments, and incorporates more than 70 native plant species. The site also preserves historic Ivy Cottage and its accompanying barn.

We're proud of the collaboration behind Keva Flats and grateful to Chester County 2020 for this recognition.
