Commissioning a rainwater attenuation tank on a new commercial development.

There is a maximum permitted (restricted) site discharge rate for rainwater, on the roofs and yard area, of around 7 litres per second. Consequently, there is a large attenuation holding tank under the concrete yard, with twin discharge pumps in a separate chamber.

The manufacturer had several (chargeable) visits to set up and commission the pumps, but with the float switches still not wired in, the pumps could only be operated in 'manual' mode, and not automatically.

I was contacted, and asked to finish the set up and commissioning, by a slightly frustrated client.

The great thing about disappointing customer service in general is that if you are recommended, and you then show up when you say you will, and get things sorted in one visit, you can approach a godlike status, like you have performed a miracle!! πŸ˜πŸ˜†

A well pump system, supplying the garden taps, and some drinking troughs in adjacent fields, had become unreliable.

The fault wouldn't initially present itself, but eventually the controller indicated it would not recognise the system pressure drop, if it occurred slowly. Condensation and moisture ingress was also evident in the controller.

The pump and controller were installed by others around 5 years ago. Personally, I wouldn't have mounted the controller horizontally.

New controller installed, plus an isolation valve, which also serves for proving correct operation. Pipe work rearranged as necessary.

The well struggles in dry summers, so boreholes, and pumping from the well, to bulk storage during winter, were also discussed.

The well is 12.3 metres deep, and 10.5 metres to water level........for anyone interested. No tools were lost. 😁

A farm experienced a failed borehole pump, which I had installed about 5 years ago.

I was away and couldn't assist, but they had a good attempt at replacing the pump themselves. Unfortunately they struggled to get the pump fully back in the borehole.

The pump stopped after about a week, so I attended to investigate.

βœ… Dipped the borehole to check levels of water and sediment.

βœ… Shortened the lift pipe and raised the pump approx 1 metre to move pump further from sediment.

βœ… Reinstalled the pump at correct depth, and returned the other associated equipment to borehole chamber.

βœ… Prove that an issue exists with power supply to borehole - suspect poor Neutral connection elsewhere. Voltage looked correct with no load on the supply, but dropped to 0 Volts with pump and controller connected, suggesting a poor electrical connection elsewhere.

βœ… Batted away to their electrician to find issue with power supply to borehole. 🏏

I was asked to attend this unit last Autumn to investigate and rectify a small issue.

The client had become dissatisfied with the service and charges from what is probably the largest player in the country.

I must have done something right because they made contact again, and asked me to take over the servicing, having binned off their contract with the other service provider.

Not sure the pump has been removed and cleaned since it was installed 5 years ago!

When I serviced this unit 3 years ago, I advised the client it would require new drive rollers at the next service. I didn't envisage that it would be 3 years later when they next made contact.

The driver rollers were badly worn, with some split completely in two. The teeth on the drive ring were already badly worn because rollers have been historically left too long before replacing, and they have only further deteriorated, with metal to metal contact. The rotor sometimes skipped teeth due to the poor engagement.

New rollers have been fitted, but the state of the teeth on the drive ring will result in accelerated wear of the rollers. The client has been briefed on more regular checking, and the conversion to an air blown arrangement at some point in the future.

Having to deal with (overgrown) vegetation, for access, is quite common. This unit was all good, but the customer's dog was still very enthusiatic about getting involved!

Being too keen and eager on arrival, and waggling your tail, isn't always received positively though!

This job has been a filler around other work, but now complete.

There is now around 50% more wastewater going through this unit than there was 3 years ago, so it may need to go to another stage of aeration. This is relatively simple now, utilising modular air blowers, and adding additional pipework for more aeration if require........if the dwell time in the unit reduces.......introduce more air.
