On a high-rise balcony, the balustrade is the one element every resident leans on and looks through every day. It has to feel completely solid, and it has to be clear enough that the view is still the reason people bought the apartment.

Laminated safety glass does both. If a panel is ever damaged, the interlayer holds the glass in place instead of letting it fall. At height and on the coast, the panels and their fixings also have to be designed for the wind loads at that elevation, which increase the higher you go.

At Moss Ridge, our scope covered the curtain wall façades, the stacking doors, the aluminium windows and the front and roof screens, over a five-month programme.

The stacking doors are the detail we'd point to. Open, the panels park against the side wall and the full width of the opening clears, so the inside and outside spaces work as one. Closed, the same opening has to keep out wind and rain as well as the curtain wall beside it does.

Getting both from one set of doors takes careful attention to the track, the seals and the drainage at the threshold.

Most people in an office want two things that pull against each other: privacy for focused work and calls and the feeling of being part of a team in a bright space.

Glazed partitions are how good office design handles both. A meeting room with full-height glass keeps conversations private, while light from the façade carries right through the floor.

A frosted band at eye level gives the people inside some privacy without closing the room off, and acoustic glass stops voices carrying into the open-plan area.

Our team spent three years on site at Dr Pixley ka Isaka Seme Memorial Hospital in Durban, delivering the façades and the internal glazing.

In a hospital, glass does work that matters to patients and staff alike. Internal glazing lets nurses see into wards and corridors from their stations, so they can keep an eye on patients without constantly opening doors.

The façade brings daylight into rooms where people may spend weeks recovering, and a view of the sky makes a long stay a little easier.

Aluminium windows on the KZN coast lead a hard life, with salt air settling on every surface and summer storms driving rain sideways into the frames.

Whether a window lasts comes down mostly to details you can't see once it's installed. The finish and hardware have to be specified for a coastal environment, and the frames have to drain any water that gets past the seals back to the outside. Specifying for the site at the start costs far less than replacing frames ten years later.

Pearls in Umhlanga sits right on the beachfront, and every apartment was designed around the view of the Indian Ocean.

Our scope covered the custom aluminium windows, the glass balustrades and the unitised curtain walls. The balustrades stand between someone's lounge and the drop below, so they need to feel completely solid while keeping the horizon clear.

The windows and curtain wall do the rest of the job, keeping wind-driven rain and salt air out of the apartments on one of the most exposed stretches of the coast.

A shopfront is a retailer's most valuable piece of advertising, and most of its job is simply getting out of the way.

The less frame there is between the walkway and the merchandise, the more of the store a shopper takes in at a glance.

Behind that clean look sits a lot of coordination. The shopfront has to take the tenant's signage, door hardware and security, and it still has to line up with the bulkheads and floor finishes around it.

In a mall with dozens of tenants, keeping those details consistent is what makes the whole walkway read as one place.

Park Square in Umhlanga is a mixed-use precinct where people shop, eat and work within a few steps of each other, so the ground floor had to draw people in from every side.

Our scope included the custom shopfronts and the glass balustrades over a programme of about 18 months.

The shopfronts give each tenant a clear view into their space from the walkway, which is how a retail precinct earns its foot traffic.

On the upper levels, the balustrades keep sightlines open across the square, so people upstairs still feel part of what's happening below.

For a main contractor, the curtain wall system decides how quickly a tower gets closed in.

A stick-built system is assembled on the building, mullion by mullion and pane by pane. A unitised system arrives as complete panels that were assembled and glazed in the factory, ready to be lifted into place floor by floor.

On a high-rise, unitised glazing usually wins on programme because most of the precision work happens at ground level in controlled conditions. The building is weather-tight sooner and the internal trades can start earlier.

Stick systems still make sense on lower buildings and complex geometry, where flexibility on site matters more than speed.

ABSA Ridgeside in Umhlanga is an office building designed around light, and the challenge was letting that light in without overheating the people working inside.

Our scope covered the curtain wall, the sloped glazing, the roof sunscreens and the aerofoil sun louvres, over a seven-month programme.

The louvres sit outside the glass and cut the direct sun before it reaches the façade, so the offices behind stay bright without the heat and glare.

The sloped glazing brings daylight down into the spaces below, which changes how a deep floor plate feels to work in.
