This new home in Scituate sits on driven wood piles, not a solid foundation. In a coastal flood zone, the goal is to lift the living space above the flood elevation and let waves and storm surge move under the house instead of pushing against it. The piles go deep enough to hold even when a storm scours away the sand around them. Designing a new build on the water? Bring us in early and we will carry the structural design and the permits.

Storm season is here. After a big nor'easter, walk your seawall or revetment and look for three things: stones that have moved, soil washing out behind the wall, and new cracks or leaning. Any of those can mean the structure is losing its footing. A quick engineering look now costs far less than a failed wall in March. Repairs below the high-water line usually need permits, so starting early matters.

Before a waterfront building rises, the foundation has to answer to the flood map. This is the podium level of the 21-unit condominium on Nantasket Avenue in Hull, where structural design, flood elevation and site work meet. Developers and contractors: bring us in early and we will carry the approvals through every agency.

"We had an incredible experience working with Jed on our pool project." Doug L., Scituate

A backyard pool near the coast can mean Conservation Commission review, setbacks and flood-zone rules before the first shovel. We carried those approvals so the owners did not have to.

A home inspection looks at the whole house. A structural inspection by a licensed engineer looks at what holds it up: the foundation, the framing, and for coastal homes, the piles and the effects of water and salt. If a home inspector flags a crack or a sag, a structural engineer tells you whether it matters and what it takes to fix. We do structural inspections for buyers and sellers from Quincy to Provincetown.

Building near water or wetlands in Massachusetts? You will hear two phrases. The Notice of Intent is the application you file with the town Conservation Commission. The Order of Conditions is the permit that comes back, with the rules your project has to follow. A dock crossing a salt marsh, like this one on the North River, is exactly the kind of work that needs one. We prepare the filings and represent owners at the hearings.

A pier looks simple from the deck. Underneath, every piling is sized and spaced for the tide range, the bottom conditions, and the ice and storms it has to ride out. The deck height has to clear the high-water mark without turning the walk into a ramp at low tide. That is the engineering most people never see, and it is what lets a pier last decades on the Massachusetts coast.

The docks that go in next spring are being permitted right now. Chapter 91 licensing, Conservation Commission review and federal sign-off take months, and the owners who file in the off-season are the ones on the water by June. If a new dock or pier is on your list anywhere from Quincy to Provincetown, this is the window. Our plain-English guide to dock permitting is on our website.

Planning a dock or pier in Massachusetts? Most need a Chapter 91 license and local approvals. Learn what's required and how long it takes.

Provincetown is a different place to build. Much of the waterfront sits on filled tidelands, much of the town falls under historic district review, and nearly every project near the water goes before the Conservation Commission. That stack of approvals is why few engineering firms take on outer Cape work. We have completed dozens of Provincetown projects, from raising homes onto flood-compliant foundations to coastal permitting along Commercial Street. Planning something in Provincetown? Talk to us before you draw the plans.

A pier on the water in Humarock. Simple to picture, layered to permit. Any new pier or dock in Massachusetts tidewaters runs through Chapter 91 and waterways licensing, the local Conservation Commission, and federal review before construction. The design has to respect the tides, the bank, and the neighbors' sightlines, and the permitting has to line up with all of it. That is exactly the marine work we are built for. Docks, piers, seawalls, revetments, and the Chapter 91 permitting behind them, across the corridor. Thinking about a dock or pier for next season? Start the permitting now.
