REAL ESTATE MANAGEMENT & STANDARDS:
-----------------------------------------------------------------------
Dear City Developers,
Concrete flat roofs are a popular
choice for many homeowners and businesses due to their durability and strength. However, over time, even the sturdiest concrete can develop cracks. These cracks, if left unattended, can lead to significant damage, including water leakage, structural weakening, and increased repair costs. Understanding how to repair roof concrete cracks effectively is crucial for maintaining the longevity
and safety of your building.

Repairing concrete cracks is not just about aesthetics; it’s about preserving the integrity of the structure. By addressing these issues promptly, you can prevent further deterioration and avoid costly repairs in the future. This article will guide you through the essential steps and considerations for repairing roof concrete cracks effectively.

Identifying the Causes of Concrete Cracks
Before diving into the repair process, it’s important to identify the underlying causes of the cracks. Concrete cracks can occur due to a variety of reasons, including:

Thermal Expansion and Contraction: Concrete expands in hot weather and contracts in cold weather. These temperature fluctuations can cause stress on the concrete, leading to cracks.
Structural Load: Excessive weight or pressure on the roof can cause the concrete to crack. This is often seen in buildings with heavy equipment or machinery on the roof.
Improper Curing: If the concrete was not cured properly during installation, it might not have reached its full strength, making it more susceptible to cracking.
Water Infiltration: Water can seep into the concrete and cause it to weaken over time, leading to cracks.
Identifying the cause of the cracks will help in selecting the most appropriate repair method and prevent future occurrences. It’s also beneficial to consult with a professional if you’re unsure about the cause or extent of the damage.

After identified the cause of the cracks, it’s time to proceed with the repair.

Here are the steps to effectively repair roof concrete cracks:

Clean the Area: Start by cleaning the cracked area thoroughly. Remove any debris, dirt, or loose concrete. This ensures that the repair material adheres properly to the surface.
Prepare the Crack: Use a chisel and hammer to widen the crack slightly. This creates a better surface for the repair material to grip onto.
Apply a Bonding Agent: Before applying the repair material, use a concrete bonding agent. This helps the new material bond effectively with the existing concrete.
Fill the Crack: Use a high-quality concrete patching compound to fill the crack. Apply it evenly and ensure that it penetrates deep into the crack.
Finish the Surface: Smooth the surface with a trowel to ensure a seamless finish. This not only improves the appearance but also prevents water from pooling in the repaired area.
Cure the Repair: Allow the repair to cure properly. Follow the manufacturer’s instructions for curing time and conditions to ensure maximum strength.
Repairing roof concrete cracks effectively requires attention to detail and patience. By following these steps, you can restore the integrity of your concrete roof and extend its lifespan.

Conclusion: Maintaining Your Concrete Roof
Regular maintenance and timely repairs are key to preserving the integrity of your concrete roof. By understanding the causes of concrete cracks and following the proper repair techniques, you can effectively address these issues and prevent further damage. Remember, a well-maintained roof not only enhances the safety and security of your building but also adds to its overall value.

For those unfamiliar with concrete repair, consulting with a professional can provide valuable insights and ensure that the repairs are done correctly. Investing time and resources into maintaining your concrete roof is a wise decision that pays off in the long run.

CONSTRUCTION & ARCHITECTURAL REMODELING - ARE WE READY FOR CITY STANDARDS?
--------------------------------------------------------------------
Thank you so much for your positive responses to our updates on culture and socio-economic initiatives.

In my last message, I asked whether we are ready to meet city standards in the housing industry. Some members expressed fear of losing their properties, others raised concern about the high cost of building materials and labour, while others expressed interest in partnering with developers.

Ba'lebe Ba'Masaaba, truth be told, the prices of quality building materials will never come down to the levels we expect. When you see prices dropping drastically, be sure the quality has been compromised.

Recently, I visited various stores dealing in plumbing and sanitary products. I established that there are different quality classes: durable, executive, standard, and economy class - each with its respective price. The choice of quality is often determined by the site workers or by the client's financial ability, which has created high demand for the cheaper, economy class.

However, in construction, *quality should never be compromised at any cost*, lest we end up with cracked buildings, endless repairs, and lost lives.

There is a need for clients to value their hard-earned investments and always demand the right value for their money.

Quality goes hand-in-hand with good workmanship. When human resources are well-managed and motivated, they take collective responsibility to ensure standards are maintained.

I am reminded of a site in Kololo where we were handling a waterproofing issue. Our Chinese colleagues insisted on using a market-ready mixed mortar of Dr. Fixit. We allowed them, but in a very short time, signs showed that the problem was not solved. Mr. Youngyoung called me to handle the same matter. We know that some products, especially imported ones, are made for specific environments and need to be boosted or improved to suit our local conditions. This is the basis for innovation and value addition - and persons with such experience are still few and hard to find.

To those who fear losing rental income during remodeling, I want to assure you that with modern methods, *we can remodel your house without demolishing it.* This is exactly what happened at Centenary Bank Building. At no time was the bank closed; they remained operating while we worked day and night. Your house can be upgraded while you still earn from it.

There is also the issue of delayed approval of quotations. Most times, quotations take long to be approved by concerned parties, and in that period prices of materials change. Like Local Purchase Orders (LPOs), *quotations should not exceed 21 days* to avoid misunderstandings between contractors and clients.

Finally, we call upon all members to always work closely with experienced and professional workmanship.

HOW READY ARE WE TO CATCH UP WITH THE CITY STANDARDS IN HOUSING?

While we lived in Kampala City in the early 2000s, Mbale City today reflects those times, though a bit better. However, upon the dawn of creating Kampala Capital City Authority led by Hon. Jennifer Musisi, policies changed with special authorization to upgrade the status from a mere city to a Metropolitan City.

Gazetted places for Industrial Parks and small-scale industries were pushed to the sides of Wakiso, Matuuga, etc.

Undeveloped places whose landlords couldn't meet the standards were forced to sell off, others with unclear inheritance lost their properties with no compensation.

This is likely to happen very soon here in Mbale City.

We heard government making the official statement on this. We urge our people to heed the call and take action, lest you lose your properties.

This call goes especially to those with no property documentation, including land titles and letters of administration for inheritance.

Champion Engineering Team in conjunction with Remedy Limited is considering helping clients with acquiring such legal documents for property management and administration, civil engineering and architectural developments.

Some of our recent projects in Mbale City include the subcontracts with Habib Engineering in constructing Centenary Bank - Mbale branch, in conjunction with AZU Engineers we built and handled waterproof technology services for NSSF Mbale branch and many more privately owned properties.

Some of our services range from production of building materials and supplies, building and engineering services, consultations among others.
