Project Spotlight: Seven Mills, Dublin - Delivering Passivhaus at Scale

We're proud to have supported Cairn Homes' Seven Mills development in Dublin 22, one of Europe's largest Passivhaus residential developments. Comprising 607 high-performance apartments, the project demonstrates that Passivhaus standards can be successfully delivered on a large-scale, high-density residential scheme🏠

Working alongside SF Plastering, Partel supplied and supported the airtightness strategy, providing technical expertise, product education and on-site guidance to help achieve the demanding performance required for Passivhaus certification.

Large apartment developments present unique challenges, from maintaining a continuous airtight layer across hundreds of structural junctions and service penetrations to coordinating multiple trades on site. Early collaboration, robust system design and consistent installation were key to delivering the required performance👏🏻

The project utilised Partel's high-performance airtightness and weatherproofing systems, including IZOPERM PLUS, CONEXO MULTISEAL, VERBOND, and EXOPERM Mono 250 SA, helping create durable, energy-efficient building envelopes designed for long-term performance🙌🏻

Seven Mills is an excellent example of how collaboration, technical expertise and innovative building envelope solutions can help deliver sustainable communities at scale.

Another impressive MBC Timber Frame project underway, with a strong focus on achieving exceptional fabric performance🏗️

For buildings targeting Passive House standards, airtightness needs to be considered as a complete system. Every junction, transition and connection across the building envelope plays a part in limiting unwanted air movement and managing moisture effectively.

Partel’s IZOPERM PLUS has been incorporated through the roof and joist areas to form part of the internal airtight and vapour control strategy. On the outside of the structure, ECHOFOIL EXO creates a wind-tight, weather-resistant layer while remaining vapour open 🌬️

Working together, these membranes help protect the integrity of the building envelope from both sides, supporting reduced heat loss, effective moisture management and consistent performance across critical areas of the structure🏠

A great example of how thoughtful detailing and the right building envelope solutions come together in high-performance, low-energy construction.
