⏳ Most people have no idea how old their septic tank is. It came with the house, it has always been there, and as long as nothing smells, nobody thinks about it.

A concrete or brick tank installed in the sixties or seventies is well past the point where anyone would expect it to be watertight.
They do not fail loudly. They seep, quietly, for years.

If you have never had yours inspected and you cannot say roughly when it went in, that is reason enough to book a look.

If the property you are selling is off mains drainage, the septic tank or treatment plant has to be compliant before it changes hands - and that responsibility sits with the seller, not the buyer.

A compliance survey takes a morning.

Our engineers cover a lot of ground across the Southwest, and the sites are rarely straightforward - narrow lanes, drystone walls, awkward levels, and properties that were never built with modern drainage in mind.

It makes for slower work than a flat suburban plot. It also makes for a better view while you do it.
