• Up to 3 m on a semi‑detached or 4 m on a detached house
• Single‑storey, not higher than the existing roof
• Materials match the existing property
• Covers less than 50% of the garden area

⚠️ Note for New‑Build Homes
Most new‑build properties have their Permitted Development rights removed, meaning full planning permission is usually required — even for small extensions.
