This home had damp issues because of wrong ground levels and paving falls on the outside. Bad drainage around the outside of houses is very common yet hard for people to pick up, unless you have an expirienced eye.
The very old geyser was also found to be leaking.
The buyer needed to budget accordingly or negotiate a better buying price by using our report as a negotiating tool.

POOR STORWATER DRAINAGE - EXAMPLE
The inspection of this lovely home revealed that there was an unseen drainage issue which would cause flooding into the lounge and garage in heavy rainfalls.
THE ISSUE
The garden sloped towards the house, which is never good, and there was no step up between the weather exposed outside veranda/ garden and the lounge. The same at the garage and at the back patio.
It turns out, after our report they Seller admitted that there had been flooding in the past.
POINT TO NOTE
It is always essential that the exterior floor and ground levels are at least 100 -150mm lower than the interior floor level. This stops flooding in heavy storms.
RECOMMENDATION
At least R30000 will be needed to install a drainage grid system. The Sellers should reduce the price accordingly.
