Project Spotlight: Grandview Terrace HUD Electrical Assessment

⚡ Extending Infrastructure Life Through Smart Engineering

MDS Engineering was proud to provide a comprehensive electrical assessment of the main switchboards serving Grandview Terrace Apartments, a large multifamily housing community in Jersey City, NJ, for Hudson Valley Property Group.

Our team performed a non-invasive field evaluation of two legacy 208/120V, 3-phase switchboards, reviewing internal bussing, terminations, fusing, and overall equipment condition. Working alongside Burlington Electrical Testing Co., we utilized infrared thermal imaging to verify system performance, confirming the absence of hot spots and thermal anomalies.

Despite the age of the equipment, the assessment found the switchgear to be in good working condition and not yet at the end of its useful life. Rather than recommending costly replacement, MDS developed a preventive maintenance strategy aligned with NFPA 70B and NETA standards, including periodic testing, cleaning, and scheduled component maintenance.

By combining detailed field assessments with thoughtful lifecycle planning, our team helped the owner extend the life of critical electrical infrastructure, avoid unnecessary capital expenditures, and continue providing safe, reliable service for the residents who call Grandview Terrace home.
