A building made to hold about 150 historic race cars needs a site where every detail is right! The IMS Museum's new Restoration and Event Center in Speedway is taking shape. Inside, it's starting to look like the working garage it's meant to be.

What these photos don't show is everything that had to happen first. Before a single wall went up, IECI's scope included the site being surveyed, stormwater drainage to be calculated, and utility connections had to be coordinated.

That's the part of site development most people never see, and a project like this can't afford to get it wrong.

A surveyor hands off to a planner. A planner hands off to an engineer. Every handoff is a place where details can get lost.

On most projects, that's just how it works. Survey, planning, and engineering live in separate firms, so developers end up managing the gaps themselves and chasing down answers when something doesn't line up.

We built our team so that doesn't happen. Survey, land planning, property surveying, and land development engineering are all handled in-house, by the same people, from the first site visit through final construction documents. That means the same team walking a site early on is still involved when it's time to check the work in the field, like this.

That continuity isn't a nice extra. It's how projects stay on schedule!

Before a lot gets graded or a foundation gets poured, someone has to plan the street layout, size the stormwater system, and sequence construction so the site works as it grows. That's site development from the ground up.

Why is that pond there? Well, that pond, the one that's on a developed site, is doing more work than most people realize!

In any site development, residential or commercial, stormwater has to be planned for before construction begins. When land is graded, paved, and built on, water moves differently than it did before. Retention ponds help collect and manage that runoff so the site can function properly and eliminate drainage issues for the property and surrounding area.

It may look like a simple pond, but from a civil engineering perspective, it is part of a much larger plan.
