MmD has an expansive portfolio, exemplifying extensive experience across many project types. This infill adaptive reuse project, located in Denver’s up-and-coming Sunnyside neighborhood, was originally an abandoned one-story brick storage yard. The design challenge was to create a modern corporate office space for MODUS Real Estate while preserving the existing first-level space for core-shell office use. Exposed rustic exterior steel and metal panels accentuate the modern volumes and design approach. The use of glazing within adjacent and joining geometries creates a focused entry, making the brokerage entry the focal point of the building. The interior office space continues this design approach with rustic steel accents, open stair treads, exposed roof rafters, and a spiral duct, all set against an expanse of natural light.
