From open land to a fully built community.
Tracy Hills is a large-scale residential development in PG&E territory, and PSD was part of the team that got the utility infrastructure designed, coordinated, and approved to support it. Every street, every home, every light standard, all connected back to a dry utility plan that had to be right before construction could move.

4,905 acres. 15,000 planned homes. 7 schools. Miles of riverfront.
River Islands isn't just a housing development, it's a full community. And behind every school, park, retail center, and neighborhood street is a coordinated dry utility infrastructure that PSD has been designing and managing since the project began.
Seeing it built out like this makes the work mean something.

See that utility pole on the right? That's a PG&E service pole delivering temporary construction power to the site.
Temporary construction power must be coordinated and applied for early on in the project to ensure timely energization. PSD handles the PG&E Rule 13 planning, application and design documents that makes this happen, on schedule and without holding up the rest of the site work.
The site is ready. The design was ready first.

→ Notes from this morning's PG&E coordination call
→ Coffee (non-negotiable)

What you don't see:
The weeks of site analysis, utility & team coordination, and design iterations that got us here. Or the field visit scheduled for this afternoon.

"Just put it there" doesn't work in utility design.

Here's why. 🚫
Before any transformer is placed, we assess:
→ How many homes will it serve? (load calculations)
→ What's the farthest service distance? (voltage drop analysis)
→ Does the location meet utility clearances? (easement review)
→ Will it work with final site grading? (civil coordination)
→ Can maintenance crews access it safely? (long-term planning)
Before any service to a panel is installed, we verify:
→ Is the conduit route from the transformer feasible?
→ Will it pass utility and jurisdiction inspections?

Construction teams appreciate having the answers before questions arise.
That's what engineering delivers.
