We built this deck 20 years ago, and must now replace the decking because the owner and tenants didn't re-surface the deck with a stain or sealant as instructed. Only a small area of the deck weathered, but since the owner can't afford to spend the money on the high-quality tongue and groove porch decking, we are simply replacing the entire floor with pressure treated deck planks.
This in turn is far more expensive than a simple re-staining job would have been.
Maintain your properties! An ounce of prevention is worth a pound of cure!
