The famed “Brother-In-Law Special”

Client had his Brother-In-Law remove a load bearing wall for him for a house he wanted to live in. No permits pulled, no drawings completed, and occupancy failed. Called in by client to see if he could get it approved.

I don’t see too many attempts at installing a header that are this complex AND this far off base. No posts were installed - beam to hold actual header beam was set across the house width-wise, screwed into the boards on the gable wall. Header beam itself is connected with joist hangars on one end and just sitting on the rafters on the other, obvious tilt on the beam. Beams seem to be connected with structural screws every 3 feet, and rafters are connected to be by toenailed screws. No posts. Nothing over foundational supports. Poor connections.

Stinks seeing stuff like this as I know a lot of work had to go into it, and it would’ve been much easier to ask a professional to design the correct solution in the first place.

Would you want this as your home foundation???

Had a client request approval to build on this foundation that recently experienced a fire. One of the quickest inspections I’ve ever completed. Probably the worst foundation I’ve ever been asked to approve 😳

This poor beam had always been in the dark and just wanted some sunshine 🌞

If you do ever actually see this, please let the owner know that they need to contact a foundation repair company. I see a lot of beam pocket blowouts but rarely is the beam completely exposed.

Real Estate Question:

The two pictures below are for a bathroom in single story rent house. Good area, and desire is to flip the house to a good quality product, although it’ll be rented. There is a wall where the picture on the right is being taken, and kitchen archway will most likely be framed to a door. Both small rooms are the bathroom. Do you:

A) Remove middle wall, spending $800 resurfacing tub, replacing toilet and sink, and repaint, keeping all appliances where they are.
B.) Rearrange bathroom to a more desirable floorplan (walls are 5’ apart, enough to fit a tub), yet have to spend $4,000 on permits as you’re moving plumbing and have to replace main water value, and another $1,200 on new tubs/sink/toilet.
C) Another option?

ARV of house in good shape is $150k.

Dunno if real estate stuff will fly at all on this page, but this is a simple one so I figured I’d try it out - and it is a personal question, so I truly am curious of different ideas. If you like content like this, please consider following!

Client had just bought this house one month ago and noticed issues with the floor joists. While out there helping diagnose the problem, I went searching for any view of the interior concrete foundation I could find, as the entire basement was finished. Found this access panel and couldn’t believe my eyes. My only view of the foundation has a horizontal crack right across it. Unfortunately had to let new homeowner know that his foundation would most likely also need work, along with new support for floor joists. Just stinks to show new homeowners issues that should’ve came up during the home-buying process.
