Recent site visit in Portsmouth, Virginia.

Our team was on the roof documenting existing conditions for an adaptive reuse project that will convert this historic building into 31 residential units with a ground-floor restaurant.

A lot of renovation projects start right here, looking at existing HVAC equipment, structural conditions, and everything else that doesn't always show up in the drawings.

How do you run a brand-new plumbing stack from the 15th floor all the way down when the building is already standing?

On this project in Newport News, VA, the challenge wasn't designing the new sanitary and vent stacks. The challenge was finding a path for them.

Every structural column has a footing below it. The perimeter of the building does too. That means every floor pe*******on has to be coordinated carefully before core drilling starts.

Working closely with the general contractor, we mapped the existing structure, identified the no-go zones, and routed the new stacks through the available openings from Level 15 down to the lower levels.

A lot of engineering isn't adding new systems. It's figuring out how to fit them into buildings that were never designed for them.

Recent survey for an adaptive reuse project at a church in Midlothian, VA.

This AHU had a dedicated outside air connection with a manual fresh air damper. The other units serving the building were equipped with motorized dampers, making this one a little unique.

A big part of existing building surveys is identifying these kinds of differences before renovation design starts.

Ever wondered what an electrical single line diagram looks like in real life?

Check out this example from a recent PermitZIP project in Norfolk, Virginia. We have a tap box where the electric utility (Dominion Energy) will terminate their conductors. From there, the conductors land on two main breaker meter stacks, that provide power and metering for the multifamily apartment units.

Awesome coordinated work like this is only possible with a great team backing the MEP engineering design!
