COMING SOON TO OKEECHOBEE.

Another GDC custom home is getting ready to move from the drawing board to the jobsite.

Designed specifically for its owners and its Okeechobee setting, this residence combines a clean, understated exterior with the things that make a Florida home work: generous covered porches, outdoor living, a pool, and plenty of connection to the property around it.

One of our favorite parts of custom residential work is that there isn't a GDC "house style." Some clients want contemporary. Some want traditional. Some want rustic. Our job is to take what they want and turn it into architecture that works.

We're looking forward to watching this one come out of the ground.

DESIGNING NOW. PERMITTING IN 2027? PAY ATTENTION.

Florida’s building code is changing again.

The 9th Edition Florida Building Code is scheduled to take effect December 31, 2026, which means projects being designed today could ultimately be permitted under a different code than the one currently in effect.

For owners and developers, that’s not something you want to discover at the end of design.

Code changes can affect everything from structural requirements and energy compliance to materials, details, specifications, and ultimately construction costs.

At GDC Architects-Engineers, we’re already looking ahead so the projects we’re designing today are prepared for the requirements they’ll face tomorrow.

FLORIDA JUST TOLD HOMEOWNERS: YOU DON'T NEED A BUILDING PERMIT.

Well... not exactly.

A new Florida law (HB 803), effective July 1, 2026, creates a building permit exemption for certain single-family residential projects valued at $7,500 or less.

Before you grab the toolbox, here's what the headlines leave out.

This exemption does NOT apply to work involving:
🔹 Electrical
🔹 Plumbing
🔹 Structural
🔹 Mechanical/HVAC
🔹 Gas

It also doesn't apply if your property is partially or entirely within a designated flood hazard area.

And no—you can't split one big project into several smaller ones just to stay under the $7,500 limit.

Another misconception? "No permit required" doesn't mean "no paperwork."

Homeowners or contractors must still submit a written request for the exemption along with documentation describing the project and its value.

The goal appears to be reducing red tape for smaller, lower-risk residential improvements—not eliminating oversight altogether.

So here's the real question...

Will fewer permit requirements encourage homeowners to use legitimate contractors and follow the rules?

Or will many people hear, "No permit needed," and assume it's a free-for-all?

DESIGNED WITH THE LAND, NOT JUST ON IT.

Some of the best ideas in residential architecture aren’t new at all.

Long before “indoor-outdoor living” became a buzzword, architects were designing homes around the land—using deep overhangs, natural materials, horizontal lines, controlled daylight, and strong connections between the interior and the landscape.

Those same principles make a hell of a lot of sense in Florida.

Deep rooflines provide shade. Large expanses of glass bring the landscape inside. Natural stone and warm materials help the home feel like it belongs on the property rather than simply being placed there. And thoughtful orientation can make outdoor spaces an extension of the home instead of an afterthought.

At GDC Architects-Engineers, we believe great residential design starts with the property, the climate, and the people who will actually live there.

Because sometimes the most modern thing you can do is borrow from ideas that have worked for generations.
