Gearing up for colder weather and the next cycle of Local Law 11/98 (FISP)...

Owners and Managers of any buildings 6+ stories with a building block # ending in 4, 5, 6 or 9, the deadline for all Sub-Cycle A buildings is February 21, 2027.

Now is the time to address all SWARMP and UNSAFE items from your previous Local Law 11 (FISP) report in order to meet the deadline.

For previously filed Safe 9th Cycle FISP reports, now is the time to budget for costs associated with Cycle 10 compliance.

Haven’t filed a 9th Cycle FISP report yet? There’s still time! The 9th Cycle filing window does not close until February 21st, 2025.

Do you own or manage a NYC parking structure that falls under Sub-cycle B or C? If so, an initial inspection is due by August 1st, 2024!!

The Department of Buildings (DOB) recently issued an amended rule under Local Law 126 of 2021 that requires all owners of parking structures in New York City that fall under Sub-cycle B (Manhattan Districts 8, 9, 10, 11, and 12; and Brooklyn) & C (All Bronx, Queens, and Staten Island) to hire a Qualified Parking Structure Inspector (QPSI) to perform a one-time initial observation of their parking structure and file an initial report by August 1st, 2024.

The NYC Department of Buildings recently adopted a new rule requiring that all buildings, regardless of height, must have an annual inspection of their public right-of-way facing parapets.

On Tuesday, April 18th, a parking garage collapsed in lower Manhattan, killing one person and injuring five others. While the cause is still under investigation, structural issues are believed to be to blame for the tragic collapse. Recent changes were put into effect to prevent future negligence and destruction of parking garages/structures across New York State and New York City.
