e begin with a thorough investigation of records relating to the subject property and often all adjoining lands. It is very common for adjoining landowners to have deeds to a portion of the same property, or to have "gaps" between deeds. Proper research of records ensures such inconsistencies are discovered prior to retracing any boundary. Once a satisfactory level of confidence has been reached that the boundary of the parcel can be accurately retraced, we begin the field work portion of the project. This involves establishing a control network of known points within the PLSS system, locating existing monuments, and gathering physical evidence to support the most accurate location of the boundary corners. Although the field portion of a survey is the most visible phase of surveying, it only represents about one-third of the entire process. The results of the field work are then carefully examined and compared with the research to reach a conclusion on the location of the boundary. Monuments are then placed at each boundary corner (and possibly along the lines at the owner's request). Finally, a detailed map is prepared showing distances, bearings, monuments set or found, structures and improvements, a complete legal description of the surveyed property, as well as any physical encroachments or discrepancies on the ground discovered during the field work. TruMark Surveying will take care of submitting the map to all of the required agencies for review and approval, and properly file or record the map with the appropriate agencies within the municipality. Should it be necessary to prepare a new deed for a transfer or sale of property, TruMark Surveying works closely with a number of local title companies and attorneys to meet your needs.
