On this Rilea Group development near the airport, our team performed glazing, waterproofing, and railing inspections across the residential envelope.

These three systems are often reviewed in isolation, but they meet at the same details. Where a window frame meets the wall, where a balcony slab meets a railing post, where a pool deck drains toward a scupper, those transitions are where water tends to find a path. Coordinated review across glazing, waterproofing, and railing conditions helps confirm each system performs as intended and that the connections between them hold up over time.

In a South Florida climate, that verification carries weight. Wind-driven rain, thermal movement, and steady humidity put consistent pressure on exterior wall systems and embedded railing anchors. Field inspection at the right stage is how potential water intrusion and long-term maintenance concerns get identified before occupancy rather than after.

On site at Villa Miami, where the curtain wall continues its climb up the tower. Our team is conducting glazing and waterproofing inspections as the building envelope takes shape, floor by floor.

At this stage, field verification is everything. We're reviewing curtain wall installation, sealant transitions, and waterproofing details before each level is fully enclosed, confirming the systems are installed as designed and ready to perform against South Florida's heat, humidity, and wind-driven rain.
Inspections during active construction are where long-term performance is won. Catching a coordination or water-management detail now is far simpler, and far less costly than addressing it after the envelope is closed up.

Reach out if your high-rise project could benefit from independent building envelope review during construction.

South Dade YMCA Aquatic Center | May 2026 Construction Update

Progress continues on the new aquatic facility at the South Dade YMCA — designed by John R. Medina & Associates with waterproofing consulting by Miami Curtain Wall Consultants.

This phase brings the project into one of its most critical stages: pool basin construction, deck slab formation, and the surrounding site work that ties everything together. Pool decks sit at the intersection of structure, drainage, and long-term exposure — slab transitions, slope to drain, expansion joints, and membrane continuity all have to work together before any finishes go down.

Waterproofing decisions made now shape how this facility performs for decades.

More updates to come as the next phase moves forward.

After four decades of curtain wall consulting in South Florida, three questions tend to predict whether a high-rise enclosure will hold up over time:

The manufacturer — has the product behind the system proven itself on comparable facades?
Field leadership — is the superintendent experienced enough to enforce the details as drawn?
Time — does the schedule allow for proper mockups, sequencing, and field verification?

Swipe through the carousel for the full breakdown. Reach out if your team is navigating early planning on a high-rise enclosure project.

Field progress at 710 Edge.

Our team is providing building envelope consulting and inspection services for the tower and parking garage, including waterproofing, glazing, railing, and roofing systems. From structural deck pours to facade installation, coordination and quality control at each phase help support long-term performance and continuity across the exterior envelope.

Projects like this require constant attention to transitions, sequencing, and how multiple systems come together in real-world conditions.

𝗙𝗶𝗲𝗹𝗱 𝗩𝗶𝘀𝗶𝘁: 𝗖𝗶𝗽𝗿𝗶𝗮𝗻𝗶 𝗥𝗲𝘀𝗶𝗱𝗲𝗻𝗰𝗲𝘀

At Cipriani Residences, the MCWC team was on site reviewing key building envelope systems as construction continues vertically.

This visit included glazing, railing, waterproofing, and roofing inspection services, each playing a critical role in long-term performance, water management, and exterior envelope coordination on a high-rise project.

From membrane conditions and roof transitions to railing embeds and future glazing interfaces, field observation helps identify details early, before they become larger issues during closeout or occupancy.

MCWC continues to support South Florida high-rise construction with technical precision, field-tested insight, and practical building envelope consulting.

MCWC recently hosted a NaturaSeal product demonstration at the MCWC laboratory, led by JD Brady, Sales & Technical Manager for Florida and the NaturaSeal product team.

The session focused on a hands-on demonstration of NaturaSeal’s liquid-applied waterproofing and flashing system, including application methods, reinforced detailing, and performance considerations at critical transitions. These types of mock-up demonstrations are valuable because they allow project teams to better understand how materials behave before they are specified, installed, or reviewed in the field.

For building envelope consulting, waterproofing inspection, and facade performance, the details matter. Product education helps our team continue evaluating systems with technical precision, practical field insight, and a clear understanding of how assemblies are expected to perform over time.

Thank you to the Naturaseal team for visiting the MCWC laboratory and sharing their expertise with our team.

A different kind of field day for the MCWC team.

This week, we traded job sites for the starting line at the Lexus Corporate Run—joining thousands across Miami for an evening focused on movement, community, and a little friendly competition. From early lineup energy to crossing the finish line together, it was a strong reminder that great teams aren’t just built in the field—they’re built in moments like these.

At Miami Curtain Wall Consultants, collaboration is at the core of how we approach building envelope consulting, whether we’re navigating complex glazing systems, waterproofing strategies, or simply showing up for each other outside the office.

Good pace. Great people. Solid team.

If you spotted us out there, we hope you had a great run.

Sustainability is often framed around materials and energy systems—but one of the most overlooked strategies starts with the building envelope.

A high-performing facade does more than enclose a structure. It manages water, controls air infiltration, and stabilizes interior conditions. When these systems are designed and executed with long-term performance in mind, buildings require fewer repairs, generate less material replacement, and operate more efficiently over time.

In high-rise construction, durability is not just a maintenance concern—it’s a long-term performance strategy. The earlier envelope systems are evaluated, the more opportunities there are to reduce lifecycle impact and avoid recurring issues.

At Miami Curtain Wall Consultants, we support project teams through building envelope consulting, waterproofing inspection, and glazing review with a focus on long-term performance.

If you’re planning a project, early coordination can make a measurable difference.
