I am looking forward to following the progress of this rehab project. The first floor will have a new enlarged kitchen, half bath, laundry and exterior deck. The living room will be modified and a home office will be added by converting the lower level of the existing rear porch.

The second floor bedroom will be modified to allow the nanny suite access to the main hallway. By doing this the stairs from the nanny suite to the kitchen will be removed. This will create closet space for this new bedroom and new half bath on the first floor. The main bathroom will be upgraded. The master suite will have new closets and new bathroom located on the upper rear porch area.

The attic rear portion of the roof will be raised for the two new bedrooms. A dormer on the front portion of the roof will accommodate the new bathroom. The front façade will have a new portico to replace the existing

Parking lot concept for a corner lot located in the business district. Older neighborhoods need off street parking for newly developed businesses. When older buildings in disrepair are demolished they leave void spaces. This parking lot acts as a filler and connector to the businesses. Parking for vehicles, bike racks for cyclist, seating for public transportation and a green space provide a highly visible and secure space.

This is a renovation to an existing residence. The new addition to the structure has a master suite, consisting of a bedroom with cathedral ceiling, full bathroom with a double sink vanity, large shower. The closet area has his and her closets, with bi-folding doors. This addition is located at the rear of the house. An entrance area has a half bath, coatroom and small corridor which ties the existing structure and master suite together. The first floor of the existing house has a new open floor plan. The exterior has new siding and new roof, which compliment the new two car garage.

Exterior upgrades consist of tuck pointing and painting the masonry façade and accent stone of the building. New storefront windows and doors installed over tile bulkhead at base of windows. Signage for identifying each tenant space will be provided. A shipping and receiving ramp with pedestrian access will allow tenants and shipments to arrive. A parking lot for fifty cars will replace the old lot, located at the rear of building.
Interior upgrades new drywall on walls and ceiling, finished kitchenette break area, mechanical room, restroom(s). These are white box spaces to allow tenants to modify.

Scope of Project:
Modify an existing one and one half story cape cod structure, by adding a garage, mudroom, half bath with modified kitchen on to the south side of the residence. The north side of the residence will have a master suite consisting of a bedroom, bathroom and a walk in closet, with a high open ceiling to mimic the exterior roof line The kitchen will be modified to accommodate the half bath and mudroom.

Provided professional design services for the installation of new exterior windows with decorative security grills at ground level windows. Installation of new rolling shutters at front and rear entrance doors. This project also included interior modifications and upgrades along with a new emergency generator, mechanical improvements to the existing system and interior signage.
