A hangar is just a box until you try to get the aircraft into it.
Eave height, door opening, clear span. Those three decide whether the building actually works. Get one wrong and you find out on delivery day.
For a private owner in Sparta, Kentucky, we spec'd 100x100 at 18 feet of eave. Roughly 10,000 square feet. I-Beam frame, clear span across the full width, so no column ever sits between the plane and the door.
Steel carries Kentucky snow load and summer heat, and it does not burn.
Room to add on later was designed in from the start, because what you fly changes.
