Two steel buildings can be the exact same square footage and have completely different lead times. The difference is complexity.

A straightforward gable shop is a different production project than a building with a mezzanine, a crane system, parapet walls, and a custom facade. The design hours, the detailing, and the fabrication all scale with that complexity, which is why a single lead time number rarely tells the whole story.

Manufacturers classify projects internally before they quote. The challenge is that the framework usually stays internal. BC Steel uses a ten-point complexity classification, grouped into three tiers:

Low: standard gable buildings, standard panels and openings, equal bay spacing.

Medium: larger clear spans, higher eaves, specialty panels, spandrel beams, lean-tos, mezzanines, longitudinal cranes.

High: skewed sidewalls, multiple cranes, clerestory or penthouse construction, hangars, curved shapes.

Knowing where your project lands is what makes a lead time quote meaningful. It's worth asking any manufacturer to classify your project before you build your schedule around their number.

Here’s something that trips up more steel building schedules than anything on the shop floor: when the lead time clock actually starts.

It’s easy to assume the clock starts when the PO is issued. In practice, it starts when the manufacturer has everything needed to begin design: dimensions, loads, foundation info, code jurisdiction, openings, and finish selections. Until that package is complete, the project hasn’t really entered the queue, even though it feels like it has.

The contractors who stay ahead of this ask one question up front: what exactly starts the clock on my project? A good manufacturer will tell you plainly, and then it’s a matter of getting that information in so the clock can start.

We announced TS-324 in July. Here is what it can mean on your next takeoff.

TS-324 uses one 24-inch trapezoidal panel with three seam options—RollLok®, TripleLok®, and QuadLok®—selected based on the project’s performance requirements.

Depending on design conditions, the system can support:

• 5-foot purlin spacing
• Fewer clips and less secondary steel
• Panel runs up to 500 feet
• Roof slopes as low as ½:12

TS-324 has also been independently tested for wind uplift, roof classification, and air and water infiltration.
