Most developers who get burned in North Alabama skip the same 5 checks before closing on land.

1. Jurisdiction confirmation -- city or county? Two different permit processes, different timelines.
2. Utility availability -- call the utility before you call the engineer. In some markets, will-serve is not guaranteed.
3. Pre-application meeting -- free, not binding, surfaces surprises before you spend money on design.
4. Wetland screening -- any parcel near streams or low areas could have jurisdictional wetlands.
5. Zoning alignment -- permitted by right vs. requiring a rezoning is a 45 to 90 day difference.

These five checks cost less than a month of carrying costs.

Google just committed $1.5 billion more to Jackson County. That investment does not stay inside a data center fence.

The Bridgeport campus expansion runs through 2027, adding 1,000+ contract workers during construction. Alabama Speaker Ledbetter: "probably one of the largest announcements made in Jackson County. It's generational change."

The same pattern we have watched in Huntsville plays out everywhere: major employer expands, workforce grows, housing and commercial development follows.

If you own land in the Jackson and Marshall County corridor, this matters now.

$16.5 million in federal funding just cleared the House Appropriations Committee for North Alabama roads. Here is where the money goes.

Madison County: $4M Jeff Road widening, $3M Blake Bottom Road expansion from two to five lanes, $1M SR 53 widening.

City of Madison: $2M Wall Triana Highway from two to three lanes (2.6 miles).

City of Huntsville: $500K SR 255 extension.

Decatur, Lawrence County, and Huntsville International Airport also get funding.

For developers: road expansions change what parcels are viable. Blake Bottom Road going to five lanes is a different development context than two lanes. Watch the corridors adjacent to these projects.

54% of construction firms nationally reported lower activity compared to a year ago. North Alabama is going the other direction.

The Federal Reserve Bank of Minneapolis surveyed 204 firms. Residential and commercial construction both declined. Industrial was the only bright spot.

In North Alabama: L3Harris expanded its Huntsville manufacturing facility with a $25M investment. Lockheed Martin opened a new defense facility in Courtland. JST is building a $500M plant at Lake Guntersville.

Industrial construction is holding nationally. It is driving our market locally. The two data points confirm each other.

We are attending the UAH SBDC and APEX 18th Annual GovCon Small Business Matchmaker on August 27 at The Jackson Center in Huntsville.

The event connects small businesses with government agencies and prime contractors through 12-minute one-on-one meetings. Buyers include NASA MSFC, Boeing, Northrop Grumman, and Raytheon.

We have SAM registration, a capability statement, and our NAICS codes ready. We have built relationships with prime contractors on private work for years. This is the formal step into the federal market.

The Huntsville Planning Commission approved rezoning for a 500-acre mixed-use development north of Bob Wade Lane. Harris Farms would add 1,800 housing units: single-family homes, townhomes, apartments, and a 55-plus community. City Council vote still pending.

At this scale, civil engineering work runs across 10-plus years of phased development. Site design, stormwater permitting, utility extensions, and erosion and sediment control on each phase.

Huntsville City Schools paid $3.68 million for 82 acres in Hampton Cove this month. The site at Highway 431 and Old Big Cove Road is planned for a future middle school, opening in 2033.

We have worked with Huntsville City Schools, Madison City Schools, and Madison County Schools. All three boards have active projects moving right now. When we design school sites, we are designing for the community our team lives in.

We are watching this market closely and intend to be part of what gets built next.

September 30, 2026 is when the Infrastructure Investment and Jobs Act's water funding expires.

Trump's FY27 budget proposes cutting Clean Water and Drinking Water State Revolving Funds from $2.7 billion to $305 million combined. WIFIA drops from $72.6 million to $8 million.

If your municipality has stormwater or utility infrastructure projects waiting on SRF financing, this deadline matters. The funding environment may look very different in 2027.
