This photo, taken during a foundation inspection, shows a furnace condensate drain line discharging into a sump pit. Due to the chemical reactions inside the furnace, the condensate contains byproducts of combustion, including nitric acid, which can damage the sump pump. Because the sump pump is vital for minimizing water intrusion and preserving the foundation's integrity, we deemed it important to inform the client of the risks posed by this setup. Since no floor drain was present, we recommended installing a condensate pump to move the condensate out of the building. We also suggested an alternative: installing a neutralizer to lower the condensate's acidity and reduce the risk of sump pump damage.

This shows a concrete porch and steps that have settled and moved laterally away from the building. This movement created gaps between the concrete sections and the building, as well as gaps underneath the bottom edges of the concrete.  This appears to be the result of soil erosion and poor drainage, and similar issues were observed throughout the community. We prepared a report for the property manager discussing our findings and providing recommendations to improve the stability and drainage of the soil.

Forma Engineering is your real estate and building engineer, serving Columbus and all of Central
Ohio. Should you buy it, sell it, open up that wall, or wait on that repair? We give buyers, sellers,
property owners, and associations the straight answers they need to make the call — and avoid the
expensive surprises that catch people off guard.

We’re a full-service building consultancy, and our expertise goes well beyond structural work. Our
licensed professional engineers provide structural inspections, home and building inspections,
expert witness services, forensic investigations, capital and maintenance planning, capital needs
assessments, and capital project management — including specifications, bidding, administration,
and quality control. On the design side, we plan and detail load-bearing wall removals, retaining
wall design, building additions, renovations, and alterations — safe, efficient, and code-compliant
every time.

The result: reports clear enough to act on, and designs that get built right the first time — no red
tags, no costly do-overs, no surprises waiting down the road. Picture the wall gone and your kitchen
finally open and full of light, the addition your family has been waiting for, or the sale that closes
without a hitch. And for association boards, we keep it simple: one clear plan, straight talk, and a
project handled start to finish so it barely touches your time. Because we know your project can’t sit
around waiting, we get it done on time. Request a free proposal at formaengineers.com or call (614)

This photo shows three installation issues with the steel I-beams reinforcing a bowing foundation wall:

1️⃣The gap between each beam and the wall has not been filled with mortar.  As a result, the bowing wall exerts a point load on the middle of each beam instead of spreading the load along its entire length.

2️⃣The blocking is only in one joist bay and does not extend up to the subfloor. This transfers the beam's load into the bottom of the floor joists, potentially causing them to bend and rotate.

3️⃣The blocking between the top of some of the beams and the first floor joist is missing. This breaks the load path and may allow the wall to continue bowing and bending the beams.

We reported these and other defects to the client for this inspection and provided recommendations for improving the foundation wall reinforcement. Our report provided him with clear guidance on how to perform the necessary work.

We reviewed some work completed by a contractor to stiffen up the wood framing. We found that in some locations the steel beam that was supposed to support EVERY wood joist did not actually do so.
