NW Arkansas had 325,000 residents in 2010.

It has 622,000 today.

It is projected to reach 1 million by 2050.

That is not a prediction. That is the U.S. Census trajectory playing out in real time.

The region is adding 40 new residents per day. The 9th fastest-growing metro in the country.

Every one of those residents needs housing. Most of them cannot find it.

We have been building in this market since before it was in the top 10. That was the point.

A major real estate report says NW Arkansas does not function as a region. Our honest take.

The Urban Land Institute just released their 2026 Emerging Trends in Real Estate Report for Northwest Arkansas.

One observation stood out.

A focus group participant said: "Northwest Arkansas still does not really function as a region. Each city is doing its own thing, and development just follows the path of least resistance."

Here is our honest take.

The observation is accurate. Bentonville, Rogers, Springdale, and Fayetteville all have different development codes, transportation plans, and growth strategies. Regional coordination is genuinely a challenge.

But here is where we read it differently.

In a market where each city moves independently, the developer who picks the right city wins bigger than they would in a fully coordinated market. There is no unified planning board telling you what goes where. There is only local knowledge and local relationships.

We are in Bentonville with the Reserve at Bentonville because we believe Bentonville has the clearest alignment between employer investment, cultural investment, and infrastructure spend.

The lack of regional coordination is not a reason to avoid NW Arkansas. It is a reason to be more selective about which part you commit to.
