PLANNING PHASE
• Obtain consultant fee proposals from architects, civil engineers, geotechnical engineers, and any other consultants deemed necessary for the project.
• Complete a site feasibility analysis and on-site investigation. This includes the evaluation of the zoning, deed restrictions, utility availability, lot division and other agency approvals.
• Develop a project scope of work, budget & schedule based on initial investigation & client needs. DESIGN PHASE
• Work closely with Client to refine design standards.
• Coordinate and review soils, survey, and environmental reports.
• Manage the architects, civil engineers and other consultants in the preparation of plans and specifications needed for permitting and construction.
• Ensure that all the consultants are coordinated to meet their schedule for completion of drawings.
• Assist in value engineering. Review plans to determine if alternative methods or materials can be used to provide higher quality or less cost
• Review construction documents to ensure their completeness and that they are within the standards established by the Client.
• Monitor the project schedule for completion of design. PERMIT PHASE
• Coordinate the submittal of permit and utility applications.
• Provide representation at municipal/public hearings.
• Manage traffic engineers, attorneys, and permit expeditors.
• Provide coordination for PUD approvals, rezone and variances, wetlands mitigation and other jurisdictional approvals and processes.
• Monitor the project schedule for completion of permitting. CONSTRUCTION MANAGEMENT PHASE
• Coordinate the competitive bid process to ensure the best value for the Client.
• Prepare a bid spreadsheet and bid analysis to the Client of the winning bid.
• Negotiate construction contract with selected general contractor.
• Conduct pre-construction meeting and establish construction time frames and expectations for all parties involved.
• Conduct on-site inspections of the project for conformance to plans and specifications and monitor progress against the established schedule.
• Report project construction schedule status on a regular basis to the Client. Monitor schedule against Client’s planned opening / completion date.
• Report project costs to the Client on a regular basis. Monitor the cost against the approved budget.
• Facilitate the Client’s changes during construction. Review pricing for such changes to ensure that it is fair.
• Review work orders, change orders, and draw requests and make recommendation for payment.
• Coordinate the delivery and installation of Client furnished equipment.
• Oversee final inspections and obtain occupancy permit.
• Coordinate and deliver organized project close-out package to the Client. ADDITIONAL SERVICES

We have been hard at work this year so far, building connections with new clients and continuing work for existing ones. Needless to say, Eagle REDS has been keeping busy these past few months with remodel projects being completed, a couple currently underway, and many in the planning phase for upcoming remodels. Some of the first remodels we completed this year are highlighted below. We worked hard to give these locations a new exterior look, with new signage, new paint colors, LED lighting, etc. After the updated exterior brought more customers into the locations, patrons were greeted with a floor to ceiling interior remodel as well, with new furniture, new countertops, new A/V layout etc.

Meet Our Leadership Team:

The next spotlight is Aaron Shutts. Aaron is one of the founding members of the firm and serves as the President. As President, he is responsible for our overall business strategies and operations. Aaron has over 20 years of experience in the construction management and project management fields. He also has extensive experience in store fixture set-up and merchandising. Throughout his career, he has successfully overseen the construction of a wide variety of retail store projects and program roll-outs. Aaron has a knowledge and proven record in project management, equipment coordination, and construction process. Aaron has held the position of Director of Construction for a Fortune 100 national retail company.

An Ohio native, Aaron moved around the country in his early life. He settled in Virginia in the early 2000s and has called Virginia home for nearly 20 years now. He has been married to his wife, Donna, for 23 years and is the father of two children, Kaeleigh and Brogan. When Aaron is not working, he enjoys spending time with his family and spending time outdoors either skiing in the winter months or hiking, camping, or motorcycling riding in the warmer months.

Meet Our Leadership Team:

The first spotlight is Thomas Drapac. Thomas is one of the founding members of the firm and serves as the Executive Vice President. His primary role is to oversee the business operations and overall company marketing strategies. His creative and strategic thinking provide a strong combination in assisting in the growth of the company. Thomas has over 30 years of experience in the construction and architectural industries. Throughout his career, he has successfully worked on a wide variety of projects throughout the United States. These project types have included: Retail Stores, Grocery, Restaurants, Office Buildings, Retail Centers, Hotels, Senior Living and Warehousing. Thomas has a proven track record of leadership at both the project and corporate levels. Thomas has held the position of Vice President of Design and Development for a Fortune 100 national retail company and Vice President for a general contracting company.

Thomas has moved around the country throughout his carrier but has called Virginia home for the past 15 years. Despite growing up in the Midwest, Thomas appreciates living in the Blue Ridge Mountains now with its stunning views and historical landmarks. He has been married to his wife, Lynn, for 35 years and is the father of 7 children. When Thomas is not working, he enjoys coaching basketball, wine tasting, and spending time with his family.

Welcome to Eagle REDS LLC! We have taken a bit of a hiatus on this page with our growing company, so we wanted to reintroduce ourselves. We are Eagle REDS, providing nationwide real estate development services or REDS for short. Together Aaron and Tom started this company back in 2017 and have been in the construction business for many years, bringing their expertise to every job. Eagle REDS provides services to companies throughout the US, beginning with the planning phase and moving all the way to the construction management phase. Eagle REDS works with corporations to meet their every need from new location developments, to remodels, and to nationwide roll-outs and retrofits. We just finished some more successful restaurant remodel work. Exciting transformation as we post some before and after photos. The remodel work consists of new interior and exterior colors, décor, new LED lighting, signage and graphics. It also includes new furniture, AV, equipment package in the main dining area and bar dining area. Additionally, new carpet was added, the restrooms were fully refurbished including new fixtures.

We were responsible for all the Consulting Construction Management, including project schedule, bid qualifications, contract administration, on site QA/QC, project budget, GC coordination, FBO supplier coordination, project close-out, etc.

Since late last year we started working for Buffalo Wild Wings. They are remodeling several of their restaurants and we are providing Consulting Construction Management services for many of those projects. We track and manage all key pre-construction activities, including bidding, qualifying bids and recommendation for awarding. We manage project schedules. We conduct pre-construction meetings and conduct site visits. We maintain on-site construction QA/QC standards, work with local governing building officials, manage the General Contractor and project related Furnish BY Owner (FBO) contractors. We work closely with Store Ops and Landlords to insure a successful project. We conduct close-out activities, including punchlist and final billings.

We have been busy with our first customer; The Fresh Market. We are remodeling several The Fresh Market store locations in NC and FL. The following photos reflect some of the work and end product at a store recently remodeled in NC. Part of the work includes shifting fixtures on the sales floor in order to maximize space to add more fixtures and merchandise facings. Also resetting and adding lights on the sales floor.
