We are proud to share the completion of another exciting project for the Dunkin’ franchise at George Bush Intercontinental Airport (IAH) in Houston, Texas.

Our team at Pyra IXI Engineering had the opportunity to provide MEP engineering services, including HVAC, electrical, plumbing, and kitchen exhaust systems, for this airport tenant improvement project.

Projects inside major airports come with a unique set of challenges. Beyond the typical design coordination, this project required going through the Houston Airport Authority’s rigorous review and approval process, ensuring all systems met strict operational, safety, and infrastructure requirements within an active airport terminal.

The mechanical design included a carefully coordinated HVAC and exhaust system layout to support the kitchen and service operations while complying with 2021 UMC and IECC standards and integrating into the existing airport infrastructure.

Delivering engineering solutions in environments like airports requires close collaboration between architects, contractors, franchise teams, and airport authorities. We’re proud to have been part of the team that helped bring this Dunkin’ location to life for travelers passing through IAH every day.

🌅 Project Complete: Sunset RV Park – Alvin, Texas
We’re excited to share that Pyra IXI has completed the MEP design for Sunset RV Park in Alvin, Texas.
This project paired a beautiful sunset backdrop with unique engineering challenges. Unlike residential developments, RV parks require specialized electrical load calculations for outdoor pedestal plugs, as well as custom plumbing design to accommodate varying RV demands, site layouts, and code requirements.
Our team carefully coordinated power distribution, water, and sanitary systems to ensure safety, reliability, and long-term functionality—while respecting the open landscape and experience RV travelers expect.

🔧 Project Spotlight: Perspire Sauna Studio – Draper, Utah

At Pyra IXI, we're proud to provide the full MEP design for the new Perspire Sauna Studio in Draper, Utah, near Salt Lake City — another milestone in our effort to expand Pyra IXI's engineering services nationwide.

This project came with unique technical challenges. Our team had to:

🏟 Reagan County High School Baseball & Softball Fields – MEP Design Complete! ⚾🥎

We're proud to share our recent project with Reagan County High School, where our team provided full Mechanical, Electrical, and Plumbing (MEP) design for the new baseball and softball facilities — covering approximately 60,000 square feet.

Our scope included:
🔹 Air-conditioned dugouts for player comfort in the Texas heat
🔹 Restroom and locker facilities designed for high-capacity use
🔹 Commentator booth with integrated electrical and communication systems
🔹 Specialized sports lighting engineered to meet night-game visibility standards while optimizing energy efficiency

🍞🔥 BAKE SMARTER, NOT HARDER 🔥🍕

At FIRIN Bakery & Pizzeria, we kneaded the ideal environment—literally—so your croissants fluff just right (and your pizzas crisp without turning into charcoal). That’s where Pyra IXI stepped in with MEP wizardry. 🧙‍♂️

Here’s what went down behind the ovens:

💡 Lighting vs Humidity — Too bright or too dry? Your dough will sulk. Too humid? You get soggy crusts. We struck a delicate balance so your loaf can rise confidently.

🌫️ Humidity Control — We designed the HVAC systems to maintain that Goldilocks zone: not too wet, not too dry, just perfect for fermentation and baking.

👤 Human Comfort = Happy Bakers — Because if your bakers are shivering or sweating, they’re not focused on perfecting your focaccia. Ergonomics, airflow, and temperature control all play a role.

Fresh project to share! 🥤

Wrapped up the MEP engineering for Tropical Smoothie Cafe in Humble. This 1,500 sq ft location is blending up those healthy smoothies and wraps we all love.

Smoothie shops have unique engineering needs:
• HVAC that keeps the space cool while handling blender heat
• Electrical systems for high-powered smoothie equipment
• Plumbing designed for frequent cleaning and food prep
• Proper ventilation for a fresh, inviting atmosphere
