The completed beach penthouse — Boca Raton, FL.

Dark walnut millwork against Calacatta marble. Cove-lit coffers pulling the eye toward the ocean. A primary suite defined by a hand-illustrated wallcovering and warm oak flooring. The design language throughout was deliberate: materials doing most of the work, with restraint where another project might reach for ornament.

2,700 SF beach penthouse renovation — Boca Raton, FL. Completed 2024.

This full gut renovation of a mid-rise condominium unit on N. Ocean Boulevard presented a specific set of constraints from the outset: a post-tensioned concrete structure with fixed plumbing shafts, existing slab penetrations that couldn’t move, and a client program that called for a complete remodel, with major layout modification, relocated kitchen, an added bedroom.

Working within those fixed points, and post-tension concrete structure. The design and engineering challenges had to be creatively resolved. MEP routing through a system of shallow soffits, or raised floors— kept deliberately thin to preserve ceiling height — that accommodated new concealed ductwork, drapes, ambient and recessed lighting across the unit.

At the client’s request, finished interiors are represented here through renderings depicting the completed built work.

New Construction — BOA Approved — Mediterranean Revival | Coral Gables, FL

Designing within Coral Gables means designing within a legacy. Every submission to the Board of Architects is an exercise in precision — proportions, materials, authenticity — and an obligation to honor the world-famous “City Beautiful” vision that has defined this city for a century.

Every detail speaks to the Mediterranean vernacular: hand-laid barrel clay tile roof, white stucco massing articulated with arched loggias and pilasters, bronze frame casement windows, wrought iron balcony railings, and climbing bougainvillea that feels less like landscaping and more like inevitability.

The rear elevation opens to a pool terrace through triple French doors beneath a pergola — a transition from interior to outdoor living that reads as seamless as it does structured.

Architecture that belongs.
