A project can be permit-ready and still be unable to move forward.

Anne Arundel County, Maryland’s temporary moratorium on sewer capacity demonstrated how infrastructure constraints outside the traditional permitting process can affect development schedules and critical project decisions.

During the moratorium, Arium AE served as a communication link between affected clients and County staff. As questions arose, our team clarified how the temporary restrictions applied to individual projects and kept clients informed as guidance evolved. While we couldn't change the external capacity constraint, timely and consistent communication helped our clients understand their project status and plan next steps.

The moratorium was lifted on June 3 following coordination among the County and its regional partners. The experience offers an important reminder: sewer capacity and other jurisdictional dependencies should be investigated as early as possible, not after months of planning and design.

If you are opening healthcare locations across multiple states, should you use one design firm for every location, or hire locally each time? 🤔

Hiring locally is not always the wrong choice. A local firm may already know the jurisdiction, inspectors, and regional construction environment. For a one-time project, that can make good sense.

The challenge comes when an organization begins to scale. Each new firm brings another kickoff and learning curve. Your team must explain its operational requirements and design standards again, while also making sure lessons learned and brand consistency carry from one location to the next.

Through our work with several long-term, multi-location clients, Arium AE has seen firsthand the value of continuity. Clearway Pain Solutions and its associated facilities, shown here, are a strong example: we have designed more than 30 locations across multiple states, ranging from clinics and procedure suites to ambulatory surgery centers and physical therapy spaces.

Every location has presented different site conditions and regulatory requirements. What has remained consistent is the design playbook and our integrated architecture, interior design, and MEP team carrying knowledge forward.

For one location, a qualified local firm may be the right choice. For a growing portfolio, continuity can reduce repeated decisions, maintain standards, and help each project benefit from the one before it.

That is the difference between completing 30 individual projects and building a program that improves with every location.

2nd Swing is Teeing Up a Major Expansion 🏌

Arium AE is back on the course with 2nd Swing Golf, helping expand the Columbia location we originally designed in 2019.

Now under construction, the project will extend the existing 15,000-square-foot store into two neighboring suites, doubling the showroom and adding more fitting areas, test bays, and storage. That means more room for golfers to browse, test their swing, and find the right clubs for their game.

Transforming a two-story, double-stacked flex warehouse into a high-end golf retail destination is no tap-in. Previously used for storage and assembly, the space presented structural, mechanical, and HVAC challenges that required careful coordination among Arium’s architects and mechanical engineers, the structural engineer, and the broader project team.

With KasCon leading construction, the expansion is shaping up to be a great example of adaptive reuse, and another exciting chapter in our long-standing relationship with 2nd Swing.

More space. More test bays. More opportunities to find the perfect club. We’d call that a hole-in-one. ⛳

A beautiful waterfront setting, great food, and even better company made for a memorable Arium AE summer outing at Kurtz’s Beach in Pasadena! ☀️🌊🦀

Our team enjoyed sweeping views of the Chesapeake Bay, steamed crabs, a delicious buffet, refreshing drinks, and plenty of time to relax and catch up with coworkers outside the office.

Strong client relationships are built on one successful project at a time. 🏗️

Arium AE’s relationship with Savills, a global real estate services provider, continues to grow following our work on a 9,609-square-foot workplace for a confidential client. The project combines secure and unclassified environments, including a secure workspace designed to accommodate up to 80 employees and meet applicable ICD 705 and TEMPEST requirements.

Projects of this nature require careful coordination among architecture, MEP engineering, security requirements, workplace planning, and existing building conditions. Our integrated team is creating a functional, efficient workplace while addressing the technical demands of both secure and everyday office environments.

Our team’s performance on the initial assignment led to a second opportunity with the same client: a 30,000-square-foot corporate headquarters renovation in Virginia.

ON THE BOARDS 📌

Arium AE has been selected to lead the design for a fast-paced, large 90,000 SF phased project for a confidential DoD contractor as they expand their operations facility to support increased production demand.

This project is taking place within an existing, occupied building that requires careful planning, clear communication, and close coordination with the managers to maintain operations while advancing critical infrastructure improvements. A new stair and elevator will be constructed to access the building's roof, and a portion of the 2nd floor slab will be removed to create an expansive double-height space for equipment at ground level. Our team is managing the design across multiple scope areas in parallel, helping the client move forward efficiently while maintaining quality and responsiveness.

Reminders: Permitting Updates 🏗️📅

➡️ June 1: Montgomery County, MD, Energy Benchmarking reports were due. Building owners who haven't reported yet are encouraged to report as soon as possible to avoid fines. Reporting status can be viewed here: https://mcbeps.org.

➡️ June 30: Maryland's Building Energy Performance Standards (BEPS) benchmarking reports and exemption requests are due.

➡️ Effective July 1: At the start of the 2027 fiscal year, the Montgomery County Department of Permitting Services will implement a 15% increase to permitting fees.

➡️ Effective July 1: Fairfax County, VA, Board of Supervisors has approved a fee increase for most applications to Land Development Services and the Department of Planning and Development.
