Pre-approval is certainly helpful in conveying to a Seller the Buyer's financial capability. But the pre-approval is just as important for the Buyer. The Buyer excitedly submits an offer on a property they are convinced is affordable, only for the lender to come back after going under contract telling them they fail to qualify. Heartache.

Wyoming contracts allow for a Buyer to submit a pre qualification letter after an offer is accepted; but to avoid the emotional rollercoaster and hearing the dreaded words "failure to qualify," be sure to secure a pre qualification letter prior to placing an offer.

Tell me how anyone is supposed to live next door to this.

A three story mega-addition dumped right into a quiet Virginia suburb because one family wanted more space for multigenerational living.

Again, taking care of family is great.

But not when it destroys the look, feel and value of the entire neighborhood.

If this popped up next to my home, I’d lose my mind.

I’d be at every meeting.

Calling every official.

Pushing back until someone explained how this giant structure got a green light.

The 50 year mortgage proposal on face value sounds good, but when you look at the implications and the amatorization schedule to see how much you’re paying in interest and for how long, you’ll find that building equity becomes very difficult. Essentially, a 50 year mortgage becomes something similar to a forever rental scenario.

Home inspections are privately hired by and performed for the benefit of the Buyer. The due diligence portion of a contract allows a buyer to hire an inspectors as well as other professional contractors to assess and propose, if any, needed repairs.

While a Seller may find an offer waiving inspections quite attractive, this can have significant impact to a Buyer! Waiving inspections means forfeiting discovery of any issues on a property and the ability to back out of the contract over such findings. Findings that could otherwise be very costly. The buyer also loses his earnest money.

Purchasing a home is one of the biggest financial decisions made- protect your investment by doing a home inspection.
