Project Spotlight: Converting a Two Story Foyer into Livable Space
In the project featured in the photos below, the homeowners loved their home and community but needed more room for their growing family. With one spouse working primarily from home, they also needed dedicated office space. The solution: reclaim the area above their two story foyer.
Our engineering team designed a floor system spanning the foyer and incorporated several new header beams around the stairwell and main level openings.
An additional benefit of the new floor system is increased wall stiffness. Two story vaulted exterior walls are typically balloon framed, with studs running continuously from foundation to roof. These tall walls are more flexible during high wind events, which can lead to:
• Window and door air leaks
• Stucco or masonry cracking
• Long term maintenance concerns
By adding a new floor system, the exterior wall becomes significantly stiffer and better able to resist wind loads.
Since this home was built over a crawl space, our engineers also reviewed the existing piers and footings. We determined that no supplemental foundation work was needed to support the new floor. Once completed, the reclaimed space will be used to expand the master closet and provide a private home office—exactly what the family needed.
