Level 13 Properties Owner and General Contractor, Rich Hoagland, knows a thing or two about building masonry buildings in Chicago, as well as installing WickRight Passive Ventilation. "When we build masonry buildings in Chicago, we try to build them with the idea that we know that moisture is gonna get into them and we give it a clear way to get out," Hoagland says. Hoagland's team installed WickRight passive ventilation on a fairly new (15-20 year old) high-end custom single family home in Lincoln Park that was built by one of the best homebuilders in Chicago at the time. This home had massive condensation and moisture issues not only in the roof cavity but also in the masonry cavity. Hoagland explained how WickRight works to the architect and the architect specified WickRight for installation on the parapet and along the low-slope roof. A year later, the building was dry. Per Hoagland, he's had zero issues or callbacks related to installing WickRight vented flashing products.

Rich Hoagland, a contractor in Chicago who specializes in condensation issues in roof cavities, says, he wouldn't even estimate a truss reinforcement or replacement project without a 365 Construction Tent! Per Hoagland, "365 tents can survive all the Chicago elements – rain, wind or snow and I've had no issues using a 365 Construction Tent."

Patented 365 Construction Tent rafters were invented by Bob Kelly, the guy that invented WickRight Passive Ventilation. Kelly started using early versions of the tent on his own truss reinforcement and replacement projects in 2016. Since then, the tent rafters and installation methods have been perfected and are ready for installation on most 20'x70' basic Chicago 3-flat footprint. Tent variations for larger buildings, balconies and custom designs are also available.

Standard tent installation take 4-7 days depending on the complexity of the design and the tents are normally on project for 2-6 months. 365 Construction Tents are constructed with 10mm white shrink wrap which allows natural daylight to come in, no additional lighting is needed during daylight hours and there is typically 9 feet of headroom at the center of most tents -- making it an easy environment for crews to work. The tents protect projects from driving rain and harsh Chicago winds and can also be heated consistently through the winter to keep crews warm and even do masonry work in January or February. 365 Tents are vented to keep air circulating and stack vent extensions are installed to keep crews safe.

Per Hoagland, "Our customers were all thrilled to know the inside of their house would be completely protected during the entire process." 365 Tents also allow contractors to schedule projects properly, knowing there will be zero weather delays. Per Hoagland, "the tent allows us to take our time and do things properly. We're not in a rush to get things back put back together quickly because the project is completely protected."

Building consultant and founder of WickRight and WickRight General Contracting, Bob Kelly talks about this pervasive issue in Chicago and other urban centers across the US. "It's an enormous problem so big that most people can't believe it even exists," Kelly says. Kelly describes his first repair project when he became aware of how moisture migrates through concrete block in a three dimensional manner. He also describes how he developed the first passive ventilation parapet vent prototype using a membrane commonly found on roof ridge vents. He also explains how the WickRight Roof Vent was discovered.

Find out what happens when Bob Kelly, founder of WickRight, recommends using corrugated plastic to line the interior walls of a 9,000 square foot castle made of Split Face Block. The whole building turns into a linear teapot that reduced the owners cooling load by over 20%. Kelly advocates for using rain screen on new construction as well as retrofitting on existing masonry or even historic masonry.

Inventor and General Contractor Bob Kelly chats with Andrea Grubsic and Mark Wille on the Offsite Dirt, building science and sustainability "THE DIRT" series. One of Kelly's inventions WickRight Passive Ventilation, exhausts moisture from masonry walls and flat roof systems. It's field-proven, having been installed in over 150 buildings in Chicago, Milwaukee and Tampa over the past 15 years. Bob's clients all say, "their houses don't smell moldy anymore". Per Bob, "Having mold is really very dangerous. In addition to the health hazards mold presents, sometimes the trusses of the buildings are rotting, which is a serious safety concern." The audience wants the dirt, you got it with an inventor that is changing Chicago's housing stock one building at a time.
