Everybody always asks, so here it is. Whetstone Creek, near Whetstone Road. The namesake of our company that Harold Pearman started years ago. (History) Further north, the creek was discovered near a whetstone quarry, used to make tools, and named by the frontiersmen.

The Saffir Simpson Scale is based on sustained winds. Building codes are based on Design wind speeds, or highest peak, 3-sec gusts.

For example, here in Manatee county we use 150 MPH design wind speed, that is the same as a maxed out Cat II storm. Miami/Dade uses 170 MPH, that includes Cat III. No residential building code requires homes to be designed to withstand Cat IV or V storms, no one could afford them. However, I wished the real estate market would use the term "Built to the Building Code" instead of the cringe worthy "Hurricane Code". It creates a false sense of security. Be safe, and be SMART.

Thought this was very interesting. We hear a lot of complaints about Flood Zones in our industry. Many targeted at FEMA and how they determine the Flood Zone Limits. Here are three photos showing the flooding in Baton Rouge. The thin blue line represents the actual flood extent, and the blue shaded area represents the pre-determined Flood Zone AE. We think they did an exceptional job at "Predicting" the extent. Some slightly more underestimated than others, but still no argument for being "overkill". Just some food for thought when building or renovating in Flood Zones, design/build smart. Don't cut corners or find loopholes, stay within the guidelines. Your customers will thank you later.
