IF You Are About To Build In An Urban Or Semi-Urban Area, Read This First.
Many people assume construction starts with buying land or laying blocks. In reality, the first step is planning, and that involves professionals and official approvals.
Here’s what you must sort out before breaking ground:
Architectural Design – The layout and look of your building, prepared by a certified Architect.
Structural Design – Ensures your building is stable and safe, done by a Structural/Civil Engineer (Very important for one floor and above).
Mechanical, Electrical & Plumbing Plans (MEP) – For wiring, water supply, drainage, and ventilation, especially in complex projects.
Bill of Quantities (BOQ) – A cost breakdown prepared by a Quantity Surveyor to guide your budget.
Construction Supervision – A Builder or Site Engineer makes sure the work follows approved designs and standards.
Government Approval – Drawings must be submitted and approved by the relevant authorities before you start, to avoid demolition or legal issues.
Remember: none of these services are free. Every professional has a role, and each must be paid for their expertise. A contractor’s job is only what you pay them for, don’t expect structural drawings, BOQ, or approvals if you didn’t hire them for it.
Your home is one of the biggest investments of your life. Protect it by:
– Engaging the right professionals
–Following the right processes
–Securing approvals before construction
