BMS Installation Lifecycle (1st, 2nd, and 3rd Fix)
The technical installation at DSFH is being managed through a rigorous three-stage "fix" process to ensure the hospitalโs advanced medical infrastructure (Neurology, Oncology, and Pediatrics wings) meets international standards.
1st Fix: Containment & Infrastructure
Routing: Installation of galvanized iron (GI) conduits, trunking, and cable trays within the ceiling and wall partitions.
Integration: Coordination with structural and mechanical teams to ensure pathways are clear for sensor wiring without compromising sterile hospital zones.
Backboxes: Mounting of concealed backboxes for wall-mounted temperature and humidity sensors.
2nd Fix: Wiring & Panel Installation
DDC Panels: Installation of Direct Digital Control (DDC) panels in mechanical rooms and electrical closets. These act as the "brain" for specific zones.
Field Wiring: Pulling of shielded BMS communication cables and low-voltage power cables from the DDC panels to various sensor locations.
Device Mounting: Preliminary installation of actuators on dampers and baseplates for sensors.
3rd Fix: Devices, Termination & Commissioning
Final Sensor Fitting: Installation of high-precision field devices, including:
Duct Sensors: Temperature and humidity sensors within AHUs.
Pressure Sensors: Differential pressure sensors for Operating Rooms (OR) and Isolation suites.
Air Quality: CO2 and VOC sensors for patient comfort.
Termination: Final wiring connections at both the sensor head and the DDC panel.
System Testing: Point-to-point verification to ensure the central workstation correctly reads every physical sensor.
Project Management & CPM
The project utilizes the Critical Path Method (CPM) to maintain the tight schedule required for a 24/7 operating hospital.
Logic Links: CPM ensures that 2nd fix wiring cannot start until 1st fix containment is inspected and approved.
Milestones: Key milestones include the energization of DDC panels and the integration of the BMS with the hospital's central fire alarm and HVAC systems.
Float Management: By monitoring "total float," the team manages delays in hardware shipping (like specialized DDC controllers) without impacting the overall project completion date.
