Pierwszy 𝗦𝗰𝗮𝗻𝟯𝗗 𝗥𝗲𝗮𝗹𝗶𝘁𝘆𝗛𝘂𝗯 za nami.

W Gdyni zebraliśmy przedstawicieli trójmiejskich spółek samorządowych, portów, firm wykonawczych i branży infrastrukturalnej. Razem z Conor Keane z Screening Eagle | Proceq pokazaliśmy pełne spektrum rozwiązań – od ręcznego 𝗚𝗦𝟵𝟬𝟬𝟬, przez przykłady i case studies, aż po 𝗚𝗠𝟴𝟬𝟬𝟬, pierwszy mobilny georadar tego typu, który mieliśmy okazję testować w Polsce.

We współpracy z Wydział Geodezji UMG w Gdańsku oraz Geotronics Dystrybucja Sp. z o.o. przeprowadziliśmy również testy łączące mobilny scanning z przejazdem GM8000 po ulicach Gdyni.

Sprawdzaliśmy nie tylko infrastrukturę podziemną. GM8000 wykorzystaliśmy również do weryfikacji zbrojenia obiektów mostowych. Efekty tych testów pokażemy już niedługo.

To właśnie jest założenie 𝗦𝗰𝗮𝗻𝟯𝗗 𝗥𝗲𝗮𝗹𝗶𝘁𝘆𝗛𝘂𝗯: mniej prezentacji o technologii dla samej technologii, a więcej rozmowy o tym, 𝗷𝗮𝗸 𝗱𝗮𝗻𝗲 𝘇 𝘁𝗲𝗿𝗲𝗻𝘂 𝗺𝗼𝗴𝗮̨ 𝗽𝗼𝗺𝗮𝗴𝗮𝗰́ 𝗽𝗼𝗱𝗲𝗷𝗺𝗼𝘄𝗮𝗰́ 𝗹𝗲𝗽𝘀𝘇𝗲 𝗱𝗲𝗰𝘆𝘇𝗷𝗲 𝗽𝗿𝗼𝗷𝗲𝗸𝘁𝗼𝘄𝗲, 𝗶𝗻𝘄𝗲𝘀𝘁𝘆𝗰𝘆𝗷𝗻𝗲 𝗶 𝘄𝘆𝗸𝗼𝗻𝗮𝘄𝗰𝘇𝗲.

Everything may look perfect on the surface. But what is actually hidden underground?

When planning a new development, the answer can make a significant difference.

In one of our recent projects, our scan3D team carried out GPR surveys and precise underground utility detection across a large area being prepared for future construction.

Our goal was to better understand what lies beneath the surface and identify potential obstacles that could affect the construction process.

Because identifying an underground conflict early can mean avoiding costly design changes, unexpected delays, and problems during excavation.

With Ground Penetrating Radar (GPR), we can explore subsurface structures and collect valuable data without excavation.

By transmitting electromagnetic pulses and analyzing their reflections, we gain insights into underground utilities, material boundaries, and hidden structures.

📐 Different parts of a project often require different measurement methods.

NavVis VLX allows us to capture large areas quickly, while stationary FARO laser scanning can be used where more detailed geometry is needed.

The important part is connecting everything within 𝐨𝐧𝐞 𝐜𝐨𝐧𝐬𝐢𝐬𝐭𝐞𝐧𝐭 𝐜𝐨𝐨𝐫𝐝𝐢𝐧𝐚𝐭𝐞 𝐬𝐲𝐬𝐭𝐞𝐦.

By using total station measurements and a survey control network, data captured at different stages can be compared, checked against design documentation and used to monitor construction progress.

For us, the value is not in using more technology. It is in choosing the right method for the right part of the task and making sure all data works together.

🏟️ A stadium can be photographed. Or it can become a 𝐦𝐞𝐚𝐬𝐮𝐫𝐚𝐛𝐥𝐞 𝟑𝐃 𝐞𝐧𝐯𝐢𝐫𝐨𝐧𝐦𝐞𝐧𝐭.

Using drone-based photogrammetry, we created a detailed 3D model of an existing stadium. GPS measurements were used to correctly position the dataset within the geodetic coordinate system.

The result is much more than a visual model. It can support measurements, spatial analysis, future modifications, design work and digital documentation of the facility's current condition.

The real value of reality capture starts when the data can be reused again and again.

A well-prepared model becomes a 𝐝𝐢𝐠𝐢𝐭𝐚𝐥 𝐛𝐚𝐬𝐢𝐬 𝐟𝐨𝐫 𝐟𝐮𝐭𝐮𝐫𝐞 𝐝𝐞𝐜𝐢𝐬𝐢𝐨𝐧𝐬.

What if visitors could explore parts of a heritage site they normally cannot access? 👀🏛️

Laser scanning gives us geometry. Photography provides detailed visual information for textures. Drone capture adds viewpoints that are difficult to obtain from the ground.

Combined, these datasets can become a 𝐝𝐞𝐭𝐚𝐢𝐥𝐞𝐝 𝐭𝐞𝐱𝐭𝐮𝐫𝐞𝐝 𝟑𝐃 𝐦𝐞𝐬𝐡.

From there, the model can be explored online, used during guided tours or help reveal details and spaces that are otherwise difficult or impossible to see.

This time we worked on one of the chapels at Kalwaria Wejherowska.

The technology is only part of the story. The real value comes from 𝐰𝐡𝐚𝐭 𝐠𝐨𝐨𝐝 𝐝𝐚𝐭𝐚 𝐚𝐥𝐥𝐨𝐰𝐬 𝐮𝐬 𝐭𝐨 𝐛𝐮𝐢𝐥𝐝 𝐧𝐞𝐱𝐭.

🏗A renovation starts long before construction work begins.

For a large shopping centre, one of the first challenges is capturing reliable information about the existing conditions. The fewer unknowns at this stage, the smoother the design and coordination process can become.

We used NavVis VLX mobile scanning supported by drone surveying.

𝐓𝐡𝐞 𝐫𝐞𝐬𝐮𝐥𝐭? A more efficient survey workflow, fewer supplementary measurements and a stronger data foundation for the renovation process.

𝗢𝘂𝗿 𝗳𝗶𝗿𝘀𝘁 𝗣𝗿𝗼𝗽𝗧𝗲𝗰𝗵 𝗖𝗼𝗻𝗻𝗲𝗰𝘁. 𝗔𝗻𝗱 𝗱𝗲𝗳𝗶𝗻𝗶𝘁𝗲𝗹𝘆 𝗻𝗼𝘁 𝗼𝘂𝗿 𝗹𝗮𝘀𝘁.

Last week, Szymon Bloch, CEO of Scan3D Group, together with Monika Filusch from Frescon, joined PropTech Connect Europe in London.

More than 6,000 real estate leaders, 2,500+ companies, 400+ speakers and 9 stages made one thing very clear:

𝗣𝗿𝗼𝗽𝗧𝗲𝗰𝗵 𝗶𝘀 𝗺𝗮𝘁𝘂𝗿𝗶𝗻𝗴.

The conversation is moving away from technology simply being “innovative”. Today, the questions are much more practical: How does technology improve asset performance? How does better data support investment and operational decisions? How can AI move from experimentation to measurable results?

This is also very close to what we see in our own projects.

3D scanning, BIM, digital twins or asset platforms are not the final goal. The real value starts when accurate information about a building becomes accessible, structured and useful for the people who manage, redesign and invest in it.

For us, PropTech Connect was much more than a technology conference. It was an opportunity to compare what we are building at Scan3D Group with the direction in which the international real estate market is moving. 🏙️

Existing drawings do not always represent an older building as it exists today. And for renovation or redevelopment, that difference matters. 🏛️

By combining 3D laser scanning with drone photogrammetry, we create an up-to-date geometric record of the building. That data becomes the basis for a Revit BIM model and accurate 2D documentation.

For designers and owners, this means fewer assumptions, easier planning and less risk of unexpected changes once work begins on site.

Better information at the start can save a great deal of work later in the project.

𝐍𝐨𝐭 𝐞𝐯𝐞𝐫𝐲 𝟑𝐃 𝐬𝐜𝐚𝐧𝐧𝐢𝐧𝐠 𝐩𝐫𝐨𝐣𝐞𝐜𝐭 𝐬𝐭𝐚𝐫𝐭𝐬 𝐛𝐲 𝐬𝐞𝐭𝐭𝐢𝐧𝐠 𝐮𝐩 𝐭𝐡𝐞 𝐬𝐜𝐚𝐧𝐧𝐞𝐫. Sometimes, the first step is designing the entire measurement strategy.

Working inside a confined space with a large radius and highly repetitive curved geometry provides very few clear reference features. Yet every scan still needs to become part of one consistent and controlled dataset.

That made scanner positioning, reference planning and the connection between consecutive measurements a key part of the engineering work. 🔍

The geometry was also captured at two different stages. 𝐁𝐨𝐭𝐡 𝐝𝐚𝐭𝐚𝐬𝐞𝐭𝐬 𝐡𝐚𝐝 𝐭𝐨 𝐛𝐞 𝐭𝐫𝐮𝐥𝐲 𝐜𝐨𝐦𝐩𝐚𝐫𝐚𝐛𝐥𝐞 so that the final analysis reflected actual geometric changes.

Technology matters in projects like this. But what matters even more is 𝐡𝐨𝐰 𝐭𝐡𝐞 𝐞𝐧𝐭𝐢𝐫𝐞 𝐦𝐞𝐚𝐬𝐮𝐫𝐞𝐦𝐞𝐧𝐭 𝐢𝐬 𝐝𝐞𝐬𝐢𝐠𝐧𝐞𝐝.
