🚨 PAANO MAGHATI NG MANA NANG WALANG AWAY AT KORTE? 🚨

Isinasagawa ito kung WALANG iniwang Last Will and Testament (Huling Habilin) ang pumanaw.

🚨 RED FLAG: Delikado ang Lupang "Tax Dec Only"! 🚨

🏡 COST vs. PRICE vs. VALUE: Do you know the difference? 🤔

In real estate, using these three words interchangeably is one of the most common mistakes people make. While they all deal with money, they represent completely different economic realities!

🛠️ COST = "What it took to build it"
• This is simply the total receipt amount for labor, materials, and land.
• Think of it as: Hollow blocks, cement, wood, and contractor fees.
• Fact: Once a house is built, its historical cost is set in stone.
• Example: You spent exactly ₱4 Million on construction.

🤝 PRICE = "What someone actually paid for it"
• This is a one-time transaction fact between a specific buyer and seller.
• Driven by: Desperation, rush sales, negotiation skills, or emotions.
• Fact: Price can be wildly unrealistic compared to the rest of the market.
• Example: You had to migrate abroad next week, so you rushed and accepted a low-ball cash offer of ₱2.5 Million.

⚖️ VALUE = "What the market says it is worth"
• This is an unbiased estimate of its fair worth on a normal day.
• Driven by: Location, safety, nearby schools, and local buyer demand.
• Fact: It assumes a fair playing field where nobody is being rushed or forced into a bad deal.
• Example: Even though you spent ₱4M to build it and sold it for ₱2.5M, nearby identical homes sell for ₱5M. Its true market value is ₱5 Million!

💡 THE GOLDEN RULE:
"Cost is history, Price is a fact, Value is an opinion based on the market."

Whether you are buying your first home, selling a property, or looking at your tax assessment under the new RPVARA laws, keeping these three straight will protect your wallet! 🎯

🏠 3 Things to Consider Before Buying a Real Estate Property
Buying a property in Lipa City or anywhere in Batangas is a major capital investment that requires more than just a surface-level look. With 20 years of local and international experience in structural engineering and property valuation, I’ve seen how "perfect" homes can hide costly structural or legal secrets.
Before you sign on the dotted line, here are three non-negotiable factors to consider:

1. Structural Integrity & Engineering Quality
Don’t be swayed by fresh paint. A professional engineer can identify hidden defects like structural failures, poor drainage, or aging materials. In Lipa’s specific geography, it’s critical to ensure the build accounts for local soil conditions and seismic requirements. A structural survey from a licensed professional can save you from millions in future repairs.

2. Market Value vs. Asking Price
Many buyers overpay because they lack objective data. A licensed appraiser provides an unbiased opinion based on recent comparable sales, the property's condition, and future growth potential in the area. Especially when seeking bank financing, having a bank-ready appraisal report ensures your investment is grounded in reality.

3. Clean Title & Legal Registration
Disputed titles are a massive risk in the Philippines. You must verify that the property has a clean title, clear of liens or encumbrances, and is properly registered with the correct government agencies. "Too-good-to-be-true" deals often hide legal red tape that can freeze your investment for years.

Don’t gamble with your future home. At Japos Engineering, Co., we bridge the gap between technical safety and legal security. Whether you're an OFW or a local investor, we provide the expert technical and appraisal consultation you need to buy with 100% confidence.
