Dilapidation surveys are a quick and cost effective way of assessing a structure prior to a neighbouring construction project commencing. They provide a snapshot of a building's condition and in any event that construction works may have damaged an existing structure, the evidence can quickly be retrieved and assessed. This can be a quick, easy and cost effective form of insurance when compared with drawn out legal arguments. It provides peace of mind for project management as well as neighbours with existing property. If you have any questions as to the cost/benefit that Incodo's dilapidation surveys provide, please message or call us.

GOOD NEWS ALERT:

New Zealand is currently under lockdown due to . The impact of the is being felt world wide.

While there is no shortage of news articles that deal with the negative aspects of COVID19’s spread, there is a bit of a silver lining and while it has only been a week or so since the lockdown has come into effect, the positive impact to Auckland’s air quality appears (so far) to be immediate.

The graph below is taken straight from Council’s Environmental Data Portal and shows Nitrogen Dioxide (No2) measurements taken from the Council’s air quality equipment situated on the corner of Wyndham & Queen Streets and shows an almost instant improvement in Nitrogen Dioxide levels in Auckland’s CBD.

Nitrogen Dioxide primarily forms from the burning of fossil fuels e.g. vehicle emissions. So the with the substantial reduction of vehicles on the road due to the lockdown, we would expect a significant drop in the airborne levels of Nitrogen Dioxide particulate. The graph below appears to indicate this is the case and that people in Auckland’s CBD are breathing a bit easier because of the COVID19 lockdown.

The government’s announcement of the country being moved into Alert Level 3 was made on Monday, 23 March 2020 – this is the date of the highest peak on the attached graph. From this date travel was limited within the country.

New Zealand then went into Alert Level 4 two days later on Wednesday, 25 March 2020, this is the date of the second highest peak on the graph below. From this date, travel was severely limited and businesses closed except for essential services.

Since this date, the Nitrogen Dioxide levels have bottomed out in the CBD and are so far appearing to stay low.

There are a raft of air borne and non-air borne particulate that can impact our health.

Incodo provides Air Quality testing as well as surface sampling on many health impacting particulate. If you require testing or sampling in your building structure, get in touch today.

Air quality can have a major impact on human health. Sadly, there are many sources of airborne pollution that can impact us both inside a building and out in the open: transportation, industry manufacturing, fires, construction sites, geothermal / volcanic sources, drug use, chemical use, waste products, poor ventilation - the list goes on.

These air pollution sources can cause a plethora of airborne particulates that can impact on human health: particulates of various sizes such as PM1, PM2.5 and PM10 that include smoke / smog, ash fallout, mould spores, bacteria, viruses, asbestos, pollen etc. as well as toxic gases that include carbon dioxide, carbon monoxide, sulphur dioxide, nitrogen dioxide, ozone and the (extensive) list goes on. Temperature and humidity can also play a role in air quality and our health.

Here at INCODO, our services include Air Quality Index (AQI) testing as well as air sampling and deposition air sampling. So if you are concerned about air quality in or around your property, contact us to see how we can assist with our independent evaluations.

Is your commercial, institutional or apartment complex going to be 10 years old soon? Under NZ law, owners of buildings (including Body Corporates) have 10 years in which to commence legal proceedings relating to defective building work or materials. It is highly important for building owners to identify any such defects before the building is 10 years old. Incodo provides Pre-10 Year Building Inspections in order to identify any buildings defects within the liability period - It could be the best investment a building owner could make.

For instance, Incodo assisted one client that managed to get a weather-tightness claim in on the 10-year anniversary of the building being completed – saving the client millions of dollars on the required remediation.

If you would like a peace of mind inspection of your building or complex, why not give us a call today?
