| Habitat for Humanity, Nelson

Back in 2023, Habitat for Humanity Nelson completed 14 rent-to-buy homes in Stoke - one of its largest local projects at the time.

Prolam glulam was used to create pergolas over the patio areas, giving residents a place to relax, connect and spend time with family, friends and neighbours.

For builder Andy Wells of Tasman Homes, glulam was a great fit for the job:

“The glulam posts work well for pergolas due to their straightness and dimensional stability, and Prolam’s install guides and fixing options also make the build easy.”

A solid option for a repeatable build like this, Andy said each pergola took only a day to complete.

What changes when a townhouse goes to three storeys?

The structural design approach changes.

Three-storey residential buildings sit outside the scope of NZS 3604 and require specifically engineered design. For bracing design, under current interim SESOC advice, the ground floor must use SED bracing elements, while the upper two storeys can use NZS 3604-rated bracing elements at reduced ratings, subject to the conditions in that advice.

So, what can Prolam offer for three-storey townhouse bracing?

For the ground floor, we now offer an SED Column solution for high-capacity engineered timber bracing. On the upper two storeys, there is also scope to use PLX Portal solutions at the applicable reduced bracing ratings.

The important point is that three-storey townhouse bracing needs to be considered as a specifically engineered system.

Could a wider garage opening make a townhouse more liveable – and more saleable? Developer and builder Chris Broadhead says yes.

Seven of the eight townhouses Chris is building in Wanaka include garages - and he wanted them to be as wide as possible, so they were genuinely usable.

But increasing the openings left only around 400mm of wall on either side for bracing.

Redesigning the layout was one option. Steel was another.

Instead, Prolam PLX Portals provided the bracing capacity needed within the available wall space – while giving Chris’s team a timber solution they could assemble, lift and fix directly to the timber framing, without the additional packing or secondary framing steel would have required.

“The specification decision was quick. Our architect Michael found the PLX Portal, I looked at the website, and it was a ten-minute conversation. It was a no-brainer for what we needed.”

For Chris, it was a practical choice from both sides of the project: protect a design outcome buyers would value and use a structural solution that kept the build simple, straightforward and cost efficient.

Rachel has one of those roles that touches just about everything.

An integral part of the team, she's the link between Sales and Production, scheduling production runs across our mill and factory sites to help make sure customers get what they need, when they need it.

This year marks an incredible 15 years with Prolam - and, fittingly, Rachel is also our September Values Champion.

Rachel started out in Accounts before spotting the need for a dedicated production planning role and making it her own.

It takes a sharp eye for detail, a head for numbers and the ability to think fast - adjusting plans as priorities, orders and timeframes change, sometimes within minutes. Through it all, Rachel has a knack for staying calm and keeping everyone else on track too.

For Cosy Cabins, building modular tiny and portable homes means the structural solution needs to fit the way they work.
