79 GRAFTON ROAD - TERRA TOWER BUILDING UP !

Terra is on the move by upgrading their existing Tower through a full refurbishment and 3 additional levels . The upgrade focuses on modern design, sustainability, and long-term functionality.

This project involves the comprehensive refurbishment of our existing 4-storey commercial building, with upgrades to both the exterior façade and internal layouts to meet contemporary standards of design, functionality, and sustainability. Works will include modernising building services, enhancing accessibility, and improving energy efficiency throughout.

As part of the redevelopment, three new residential penthouse apartments will be constructed to take advantage of the central city location and views to the Hauraki Gulf. These premium units will feature spacious layouts, high-quality finishes, and private terraces with panoramic views. Adding a residential component to the building maximises the use, utility and value.

The scheme balances the preservation of the existing commercial character with the introduction of modern residential living, creating a mixed-use development that supports both business activity and urban lifestyle.

Welcoming Ralston Wyllie to the team

We’re pleased to have Ralston Wyllie join our civil engineering team at Terra Consultants.

Ralston is a senior civil design engineer with eight years of experience across land development, transport, and infrastructure projects in the Auckland and Waikato regions. He has worked through all stages of civil design and delivery — from feasibility assessments and detailed design through to consenting, construction observation, and close-out.

He brings strong technical capability in Civil 3D, AutoCAD, and hydraulic modelling tools, and is experienced in preparing design and consent documentation for earthworks, three waters, and roadworks. Ralston also takes a practical approach to improving day-to-day processes — using automation and custom tools to support more consistent, efficient delivery.

What we appreciate most is his thoughtful, solutions-focused mindset and his willingness to work alongside clients, councils, and consultants to get things done.

Outside of work, Ralston volunteers within his local community, enjoys programming and music, and helps lead a small group for young adults.

Meet Jaskirat Singh

We’re pleased to welcome Jaskirat Singh to the Terra Consultants team.

Jaskirat is an experienced Civil Engineer with a strong background delivering land development and infrastructure projects across Auckland. He has been involved in all stages of subdivision and civil design—from feasibility assessments and detailed modelling to construction monitoring and final sign-off.

With advanced proficiency in 12d, Civil 3D, AutoCAD, and a suite of hydraulic modelling tools, Jaskirat is skilled in preparing design documentation and managing consent processes for three waters, earthworks, and roading projects. He is passionate about working closely with clients, consultants, and local authorities to ensure projects meet both technical requirements and community expectations.

Jaskirat describes himself as a focused and collaborative professional who enjoys seeing projects come to life on the ground. Outside of work, he values time with family and exploring the outdoors.

Terra Consultants is engaged in a significant project involving the subdivision of an existing property located at 8-14 & 17-19 Babich Road, Henderson Valley, Auckland. The goal of the development is to create 125 new residential lots, complete with necessary roading infrastructure. The site spans 11.98 hectares and falls within the Residential Single House and Large Lot Zones.

As part of our involvement, Terra Consultants is responsible for managing the Resource Consent for Land Use, Subdivision, Construction, and LT Services. This includes overseeing the extension of essential infrastructure—such as water, electricity, and Chorus services—as well as the modification of the stormwater network and installation of new vehicle crossings for the additional lots.

Our team is also tasked with ensuring that all regulatory requirements are met throughout the process, managing the consent and compliance aspects to ensure the project progresses efficiently and successfully. With Terra's involvement, the project will be executed smoothly, meeting both technical and regulatory standards required for completion.

Location Highlights:
The site is strategically located with excellent transport links: it is just 10 minutes from WestCity, 15 minutes from Westgate, and 30 minutes from Auckland CBD. The site is also well-connected, being 32 minutes from Auckland Airport. For those who appreciate natural surroundings, the site is located near Te Henga Bethells Beach and Piha Beach, providing an attractive environment for future residents.

Currently, the project is in the early stages of construction, preparing for bulk earthworks. The development will enhance the surrounding infrastructure while building upon an already approved scheme.

Introducing Our Valued Project: McLennan Stage 4C

At Terra Consultants, we’re proud to be working alongside Penny Homes and Kāinga Ora to help build the houses for the final stages of this colossal subdivision, situated on part of the old Papakura Military Base on Paretaiuru Crescent, Papakura. These final 33 new homes, that includes terraced houses, duplexes, and standalone dwellings, will bring to a close this epic subdivision that has spanned over a decade. Terra is proud to be adding to the final few members to the McLennan community.

McLennan is a well-planned, multi-stage residential development led by Kāinga Ora. Since the first homes were completed in 2015, the project has steadily taken shape, with each stage bringing new opportunities for homebuyers. Stage 4C marks the final two stages of the subdivision, contributing to the overall vision of a thriving, connected neighborhood.

Set in one of Papakura’s fast-growing areas, this development offers easy access to McLennan Park, Bruce Pullman Park, and Kauri Flat School—making it an excellent choice for families and first-home buyers. Built to meet Healthy Homes Standards, these houses offer modern, well-insulated living spaces at an affordable price.

Our role in this project includes house set-out and land transfer surveying, and engineering inputs including watercare approvals and Section 224(c) certification, ensuring each stage is delivered with precision and care. A Big Milestone for 323 Flat Bush School Road

Terra Consultants has been engaged by clients to develop the site at 323 Flat Bush School Road, Flat Bush, Auckland into a total of 45 lots, comprising a mix of terrace houses, duplexes, and standalone houses.

The site fronts onto the eastern side of Flat Bush School Road and is located approximately 4.65 km from the Southern Motorway (Redoubt Road interchange) and 2.5 km east of the Flat Bush Town Centre.

Terra Consultants has designed and managed the construction contract for this subdivision i.e. including the pre-application meeting with Auckland Council, Resource Consent (RC) application, RC, EPA & Construction plans.

Project Update:
- Earthworks was completed in 2023 – 24 construction season.
- Civil works is under construction and on-track to be completed at the end of March 2025.

Meet Thalish

We’re excited to introduce Thalish, our Project Engineer here at Terra. With over five years of experience in the civil engineering and construction industries, Thalish brings a solid background in project design, planning, and delivery to our team.

He’s worked on a wide range of large-scale infrastructure and land development projects, including subdivisions and residential developments. With expertise in tools like AutoCAD and Civil 3D, Thalish makes sure projects run smoothly, stay on track, and meet budget expectations.

Thalish holds a Master’s in Civil Engineering from the University of Canterbury. Outside of work, he’s a keen sports fan and enjoys getting outdoors for hikes. His focus on both professional growth and personal development makes him a valuable member of our team.

We’re pleased to introduce Shayne, our dedicated Intermediate Planner at Terra, with Master’s in Urban Planning from the University of Auckland, Shayne brings a strong foundation in urban planning and resource management. She approaches securing Resource Consents and managing planning processes with thoughtfulness and care, always striving for high-quality outcomes.

Shayne is experienced in assessing zoning requirements, preparing clear and comprehensive reports, and finding practical solutions to planning challenges. Having successfully secured approval for over 200 Resource Consents, she values collaboration and is committed to building strong, lasting relationships with clients and stakeholders.

Terra Consultants' structural team, at the request of our client, prepared a Detailed Seismic Assessment (DSA) for an existing warehouse located at 320 Great South Road, Otahuhu. The report details the current seismic rating of the building. The structural team evaluated the existing building's seismic strength, utilising in-depth structural analysis through nonlinear structural assessment and FE modeling. This helped identify the most practical and realistic behaviour of the building during a targeted seismic event. Based on this outcome, the team then designed strengthening work to elevate the building strength to the required National Building Structure Code requirements. In this instance, the requirement was a 67% NBS rating based on MBIE guidelines. Using the most up-to-date and robust structural engineering techniques, the proposed works resulted in a strengthening solution that was technically sound and practically achievable with minimal involvement.

The property is proposed to be utilised as a modern and busy vehicle resale yard. The location on Great South Road is seen as a major arterial route connecting Auckland’s central and southern suburbs, providing convenient access to key transport links. This complex has a land area of 1.1 hectares and features an irregular rectangular shape with two narrow driveways forming part of the site.

The original development was first established as the M/S General Foods Corporation site, circa 1980, which included a cool store, processing and packing room, engine room, inward goods area, and staff facilities such as a lunchroom, lockers, and toilets.

Meet Gloria

Gloria is a Civil Engineer with 3 years of experience in land development, infrastructure, and residential projects.

During her career, she has gained knowledge in residential engineering concepts, detailed design, and the entire project lifecycle from consenting to construction. Her expertise covers diverse areas such as earthworks, roading, stormwater, wastewater, and water supply design.

In her current role, Gloria supports the Contracts Team with contract supervision and administration for various land development projects. This position allows her to develop her ability to oversee project progress and ensure compliance with contractual obligations. Additionally, she performs structural inspections for residential buildings, focusing on foundations and framing. Gloria's natural skills associated with attention to detail and commitment to maintaining high standards of construction and safety proves her to be a very valuable and regarded member of the Terra team.

Beyond her professional responsibilities, Gloria enjoys spending time with her children and family.
