💨 Poor airtightness in a building can create conditions that promote the growth of mould. Mould spores, which are naturally present in the air, can enter a building through gaps and cracks in the building envelope, such as around windows or doors.
Once inside, the mould spores can begin to grow and multiply in areas with high humidity levels and moisture, e.g. bathrooms or kitchens.

💨 Additionally, poor airtightness can also lead to the accumulation of moisture inside wall cavities, which can create an ideal environment for mould growth.

A blower door test measures the airtightness level of a building. While there are a bunch of benefits of an airtight building envelope we’d like to address two of what we believe to be the key benefits:

💡 reduced energy consumption (costs) and
💡 improved indoor air quality (improved health of occupant & building)

Airtight buildings prevent air leakage, which can lead to a significant reduction in heating and cooling costs. In addition, airtight buildings help to maintain a healthy indoor environment by preventing the infiltration of pollutants and allergens from outside.

However, mechanical ventilation is critical to maintaining good indoor air quality and occupant health. While an airtight building can help to reduce energy costs and improve thermal comfort, it can also lead to the accumulation of pollutants and moisture in the indoor environment if not sufficiently ventilated. We’ll talk more about ventilation soon!

🔹 Window testing might feel like punishment or mistrust to the installer, but it’s there to help everyone including the designer, installer, main contractor, client, and end user.

🔹 By testing a representative percentage of the windows on site, you make sure they’ve been manufactured tightly, installed properly, tied in to the adjacent assemblies, clean, and draining properly.

🔹 It catches any funky bits and bobs so that they can be fixed quickly and easily while everyone is still on site to avoid warranty issues down the road when the owners/tenants have moved into the building.

For residential type buildings, 1-3 is a good test result. 3-5 is a realistic one for most buildings. Anything above 5 is likely 95% of the market.

🔹If you are using a special product for airtightness (membrane etc.) during construction, the best time is when you can see all airtight connections but have had electricians and plumbers complete their installations. This is usually just before internal linings/plasterboard goes up and is the best time to remediate any leaks the most effective way.

🔹 If you haven’t planned any airtight detailing, you can test when the building is finished.

🔹 You might not be able to locate all leaks, but you can remediate some leakage with a caulking gun, or replace sockets, or downlights with more airtight ones.

🔹 Windows can always be adjusted, or seals replaced.

🔹 Back in the 1970s, the energy crisis led to governments seeking ways to improve energy efficiency in buildings. Researchers found that up to 40% of energy consumption could be lost due to air leakage.

🔹This spurred the development of methods to measure airtightness, including the blower door test, which quickly became the standard in the US, Canada, and beyond.

🔹Today, airtightness testing is a critical component of building design, especially in Passive Houses, which require specific design and ex*****on.
