You don't put a stormwater tank in the middle of a million-dollar view, but you still need somewhere for 7,250 litres of water to go.

That was the exact problem on a new build in Woodridge, looking straight out over the valley to Churton Park. An above-ground tank was never going to happen; it would've sat right in the sightline. Underground was the obvious backup plan, until you look at what that actually involves: more digging, soil to cart away, a 200mm concrete slab poured over the top, and a mess on a site the builders had been keeping spotless.

Wellington's wind added another wrinkle. On an exposed site like this, nobody wanted polystyrene void formers that could tear loose in a storm and end up who-knows-where.

So instead of finding room for a tank, we built the detention into the foundation itself. 29 Aquacomb pods, holding the full 7,250 litres, sitting alongside Firth X-Pod void formers in a completely polystyrene-free slab.

No digging a separate hole, no lost lawn, and no compromise on the one thing this site was all about.

Good pavements don't happen by accident. They come from decisions made long before the first layer goes down, and getting those decisions right, consistently, is the whole game.

That's exactly the conversation happening at The Black Art 2026, Civil Contractors NZ's annual deep-dive for the asphalt and chip-sealing community, running under the theme "Putting the Theory into Practice."

Water bills in New Zealand are changing. More councils are moving to usage-based charging, Auckland's already there through Watercare, and summer water restrictions have gone from a rare event to a regular feature in a lot of regions.

That shift is starting to show up in client conversations. More homeowners are asking about reducing their reliance on the mains, not as a lifestyle statement, but as a practical response to rising costs and dry-season restrictions.

The instinct is to assume this only applies to rural clients or lifestyle blocks. It doesn't. The properties actually driving this shift are ordinary suburban homes, which means it's a specification question for a much wider range of projects than most people assume.

It comes down to four systems working together, and each is a genuine design decision:
πŸ’§ Capture - rainwater collection off the roof
πŸͺ£ Store - tank placement and sizing, including slimline options for tight urban sites
♻️ Reuse - greywater recycling, which can cover up to 45% of a household's water use
🚿 Deliver - pumping stored water to fixtures at proper pressure

The properties that get real value from these systems are the ones where capture, storage and reuse were designed in from the start, not retrofitted once the build is finished. Retrofitting means new supply lines, more disruption, and a system that's fighting the existing plumbing instead of working with it.

For anyone speccing residential projects, this is increasingly a conversation worth raising early, not waiting for the client to ask.

Every few years, someone patches the asphalt on Hutt Road. Every few years, it cracks and lifts again.

The cause wasn't poor workmanship; it was 26 mature pōhutukawa doing exactly what trees do. As their root systems spread beneath the pavement searching for water, oxygen and space, they came into direct conflict with the impermeable asphalt above. The result: repeated cracking, lifting, and patch repairs along one of Lower Hutt's key urban corridors.

Hutt City Council wanted something better than another repair cycle, and didn't want to compromise established roots just to keep the pavement intact. They approached us to trial Porous Lane along the corridor.

Porous Lane lets rainfall and air move through the pavement into the layers below, creating a far more favourable environment around the root zone, without giving up a durable, accessible surface above. It also integrates seamlessly with the surrounding asphalt, so to most people walking past, nothing looks different. Beneath the surface, though, the environment for those root systems has changed completely.

Stage 1 is now complete, delivered by Fulton Hogan. The programme will continue along the corridor, ultimately supporting all 26 established pōhutukawa.

A mature tree and a high-quality pavement shouldn't have to compete for the same space. With the right approach, they don't have to.

Most people assume yield is a land problem. On a lot of sites, it's actually a wastewater problem.

That was the case on a residential site in Hamilton. Consented for 33 dwellings, capped at 17,820 litres of wastewater discharge a day. The developer wanted 52. Built conventionally, that's roughly 28,080 litres a day - 57% over the limit, and no path to a bigger consent. The council's position was straightforward: stay under the existing cap, or the extra homes don't happen.

So, the constraint became the design brief. A centralised Hydraloop system, 12 units in a cascade configuration, treats greywater from all 52 dwellings and puts it back to work flushing toilets, running laundry, and irrigating the grounds.

The Result: projected discharge fell to around 16,286 litres a day. A 42% cut versus a conventional design, and comfortably inside the original cap.
19 additional dwellings, on infrastructure that was never upgraded.
If a site's yield is being held back by wastewater or water capacity rather than land, this is exactly the kind of problem worth bringing to us early, often before the constraint even feels solvable.

Most of the water in a building gets used once and sent straight down the drain.

Greywater recycling changes that math. captures the water from showers, baths, and laundry, cleans it on-site, and puts it back to work flushing toilets, running laundry, and irrigating grounds, recycling up to 45% of a building's water in the process.

The bigger shift making this relevant right now isn't sustainability optics, it's billing. As usage-based water charging spreads across New Zealand (Auckland's already there via Watercare), every litre a building pulls from the mains is a cost, and every litre it recycles on-site isn't.

The catch: this only works well if it's designed in from day one. Retrofitting greywater reuse means running new supply lines after the fact. Specifying it at design stage means it's just part of how the building works, for the life of the asset.

For developments with multiple units and consistent daily water use, residential in particular, the numbers add up fast.

750,000+ New Zealanders. $235 billion in buildings. 26,800km of roads. 14,100km of stormwater pipelines.

That's what a five-year study from Sciences New Zealand found sitting inside areas exposed to a 1% annual exceedance probability (AEP) rainfall event, often called a "1-in-100-year" flood.

Worth repeating: a 1% AEP doesn't mean "once every 100 years." It means a 1% chance of that scale of event in any given year, which, over the lifetime of a building or a piece of infrastructure, is a real and recurring risk.

Numbers like these are a reminder that no single product or system can carry the weight of flood resilience on its own.

One pressure test catches most problems, but two catches the ones that matter most.

Every single Aquacomb pod is pressure tested at the factory before it leaves. But construction sites are messy places, foundations get poured, steel gets fixed, equipment moves around, and any of that can damage a tank before it's ever put into service. So we test again onsite, after the foundation and steel work is done, before anything gets covered over.

That second test is the one that catches site damage while it's still fixable, not years later, as a hidden leak under a slab or building that's already occupied.

For developers, that's real risk taken off the table before concrete goes down, not discovered after.

Right now, thousands of water nerds (we say that with love) are gathered for World Water Week in Stockholm, geeking out over the same stuff we think about every day: how to manage water better, before it becomes a problem.

This year's theme is "Water for People and Progress", which, translated into stormwater-speak, basically means: build smarter, plan ahead, and stop treating water like it's the enemy. We're all for it.

Because, whether you're at the conference or standing in a flooded car park in Auckland, the challenge remains: more extreme rainfall, ageing pipes not built for 2026's weather, and a growing to-do list for anyone responsible for getting water where it needs to go (and keeping it out of where it doesn't).

It's why we spend our time thinking about the whole water cycle, from slowing rain down where it lands, to storing it, holding it back when levels rise, instead of betting everything on one fix.
