Because the power of attorney in land matters, is only a document that gives another person the power to act on behalf of the Real Owner to Sell the Land or Property.
E just be like say make you give me power to take care of your pikin.

The power of attorney na just the document wey show you say, the person wey get the property truly gives whoever is trying to sell the property to you the power to sell it on his behalf.
So that you no go fear say, oga na another person land you wan sell give me o.
Na dat power of attorney him go come show you say, na the person wey get am tell me say make i sell am and na the evidence be dis o....which is the power of attorney.
The power of attorney does not transfer the property to you nor the person selling to you, just as i don explain before.
Depending on where you are in Nigeria
It is only the Deed of Assignment or Deed of Conveyance that legally Transfers the Land or Property to you Officially.
And like Atanda said in his previous Post, The Deed of Assignment or Conveyance must be prepared by a Lawyer
Preferably your own Lawyer, it is not advisable to use the Sellers Lawyer
Pls don't keep informations like this to your self alone

Ignorance of the law is not an excuse
While irrevocable power of attorney only means that it is not revocable until what you ask them to do with the property is done.
Example...if i give you irrevocable power of attorney to sell my land
I can not wake up tomorrow and say don't sell again
So its protect the seller that you will not change your mind tomorrow after v spend money to advertise the land to people for sell
