I love Commercial Real Estate because it’s exciting and can be very lucrative-if done correctly! Here is one of the buildings I bought and sold twice, yes twice! ✌🏼I purchased this property in March 2005 for $12.7M, put a down payment of $3.7M, $500K for renovation, and increased the occupancy from 77% to 90%. Then sold it for $18M in 2007. 💪🏼 Then, during the recession of 2011, I repurchased the build from the bank for $11M, put a down payment of $2.2M, and increased occupancy back to 90% within 3 years. Then sold it again for $18.5M in 2014.
Several factors that contributed to this success resulting in over $10 million in profit was:
1️⃣ The property was a value-ad property, in other words, I saw I could add value and increase its income and value.

2️⃣ Timing! Both times, property was a distress sale with a motivated seller.
